Summary

The Technician III - Building Maintenance is responsible for operating and maintaining facility systems, including mechanical and supporting systems. This role involves performing inspections, preventative and corrective maintenance, and on-demand services on mechanical equipment and other systems, ensuring compliance with environmental, health, safety, and fire protection standards.

Key Duties & Responsibilities

1. Troubleshooting: Provide observations on facility and equipment conditions, suggesting improvements and repairs.
2. Maintenance: Conduct inspections, perform preventative and corrective maintenance, respond to service requests, operate systems, manage work orders, and assist in implementing preventative maintenance programs.
3. Client Relations: Enhance tenant and customer satisfaction through professional service delivery.
4. Administration: Participate in facility projects, ensure compliance with policies, maintain tools, submit expenditures, and perform other duties as assigned.

Qualifications

• High school diploma with trades training and/or certification or licensing.
• Minimum 3 years of experience in preventive and corrective maintenance of HVAC, pneumatic, or hydraulic systems.
• Knowledge of facility operations, troubleshooting, and repair of mechanical systems.
• Strong environmental, health, and safety mindset.
• Knowledge of Building Automation Systems (BAS) and HVAC systems.
• Effective communication skills and mentoring abilities.
• Availability to work shifts, on-call, and emergency call-outs.
• Adherence to health and safety policies, including PPE usage.
• Ability to obtain security clearance and hold a valid driver's license.

Licenses and Professional Accreditation

• Building Operator Certification or equivalent, or
• Provincial HVAC or apprentice license (e.g., Gasfitter I & II, refrigeration license).
