ABOUT THE ROLE

Key responsibilities include underwriting potential acquisition and development opportunities; conducting operator/client credit analysis; reviewing and analyzing business plans, management teams, budgets, and financial statements at both the company-wide and individual property or portfolio levels; participating in monthly and quarterly meetings with operators; leading annual budgeting and ongoing monitoring of real estate portfolios; and visiting communities. The role involves significant client interaction, so strong interpersonal skills are essential. The Investment Team is at the forefront of the business’s growth, responsible for all new investments from initial valuation and deal structuring through detailed due diligence and closing, including seniors housing and age-restricted multifamily projects.

KEY RESPONSIBILITIES

  1. Investments and Financing:
    • Lead and perform underwriting of potential acquisition and development opportunities, including comprehensive property/portfolio-level financial analysis and return metrics.
    • Participate in transaction negotiations, contributing ideas and observations.
    • Participate during due diligence in all stages and components (financial, physical, legal, regulatory, tax); identify relevant findings and escalate promptly.
    • Participate in executing property/portfolio level financing strategies on acquisitions and/or re-financing post-closing.
    • Collaborate with team members to optimize and refine pro forma models and templates.
  2. Transaction Management:
    • Manage workstreams and coordinate among internal and external stakeholders throughout transaction and closing processes.
    • Lead drafting of Investment Committee memos; field questions during IC meetings as needed.
    • Participate in legal documentation and provide analytical support.
    • Engage in strategic discussions at the corporate level, providing analytical support.
  3. Asset and Portfolio Management:
    • Manage monthly, quarterly, and annual asset management processes for assigned portfolios with minimal oversight.
    • Perform analysis on operating performance, derive and execute strategic plans.
    • Establish relationships with peers at operators/investments to effectively deliver asset management requirements.
    • Identify and escalate tactical and key relationship issues in a timely manner.

MINIMUM REQUIREMENTS

  • Bachelor’s degree in a related field.
  • At least 4 years of relevant experience in real estate or healthcare investing, including principal investing, fund management, investment banking, sales, or lending.
  • Intermediate understanding of real estate investment structures such as JVs, leases, loans.
  • Proficiency in real estate modeling, valuations, returns, and waterfall distributions.
  • French language skills are a plus but not required.
