Dream Industrial is looking for an Associate Director, Development

Dream Industrial REIT owns more than 70M square feet of built assets across over 540 buildings in 8 countries, with an active development pipeline. In Canada, there is an additional 3.7M square feet in planning and construction stages.

We are seeking the best and brightest to join our community. The Associate Director, Development will be responsible for delivering multiple new development projects. This is an exciting opportunity to grow and make an impact with a leading Canadian real estate company during a time of industry evolution.

Who are you?

You approach design and approvals for new buildings with long-term functionality in mind. You work closely with leasing, operations, and property management teams to refine building requirements. You can effectively direct consultant teams to produce excellent working drawings. You have a good understanding of construction and pro formas, guiding projects from inception to closeout. You work effectively with municipal staff, politicians, and stakeholders to secure timely approvals.

What will you do?
  • Lead multiple consultant teams to secure planning approvals for new industrial space;
  • Engage with municipal and community stakeholders;
  • Collaborate with investment, leasing, property management, operations, and asset management teams to ensure projects meet market and operational metrics;
  • Proactively meet budget, schedule, and quality objectives;
  • Lead the development of permit and tender design drawings with internal inputs;
  • Ensure design intent and legal/financial commitments are met during construction;
  • Develop relationships with construction partners to optimize buildability, schedule, cost, and operations;
  • Prepare approval briefs and strategic memoranda for leadership;
  • Stay updated on market trends and suggest improvements;
  • Manage pre-development and development phases, including budgets and cash flow;
  • Stay informed on relevant policies affecting projects;
  • Build and maintain a network of industry peers.
What experience and skills do you need?
  • Minimum 8 years in real estate development, focused on industrial projects;
  • Degree in Engineering, Urban Planning, Architecture, Real Estate, or related field;
  • Extensive experience with municipal approvals and permits for industrial development;
  • Strong understanding of construction processes;
  • Knowledge of capital stack, economics, and deal structures;
  • Experience in real estate finance and financial modeling;
  • Excellent communication skills;
  • Strong project management and leadership abilities;
  • Proficiency with scheduling software, Excel, and programming languages;
  • Understanding of BIM;
  • Analytical decision-making and problem-solving skills;
  • Ability to prioritize multiple projects;
  • French proficiency and experience in Quebec are beneficial.
