Position Summary


We are seeking an experienced Assistant Property Manager to join our team at The Renaissance Box and Crane Ordway in Downtown St. Paul, MN! The Assistant Property Manager is a business leader who is ready for their next step in their property management career, focusing on resident customer service and assistance in managing operations, leasing activity, renewals, collections, financial reporting, supplies, and communications of multi-million-dollar apartment communities. This position requires unmatched customer service and someone who thrives in a customer-centric, fast-paced environment. This individual will also support the Senior Property Manager in maintaining the physical building, in partnership with the maintenance team, to protect and maintain the asset and promote financial health of the property by achieving the annual budget goals. The Assistant Property Manager reports to the Senior Property Manager.




Key responsibilities include, but are not limited to:





  • Resident/Property Relations: Respond to resident, vendor and management needs, issues, or problems. Duties may include: entering maintenance requests, granting access as needed, attending community meetings as needed and responding to emergencies.

  • Office/Administrative Support: Support the site office by being present during property office hours, answering telephone, filing, sorting mail, maintaining office equipment, ordering office supplies, referring residents, providing accurate rental information, entering applicant and/or resident information into property management software, and giving site access to vendors/contractors. Compliance: Support the Senior Property Manager in achieving overall regulatory (HUD and/or LIHTC) compliance of the property, including, but not limited to creating recertification notices, collecting, processing, and properly filing of the required information.

  • Property Finances: Support the rent collection process including issuing receipts to residents, preparing deposits, and creating delinquent letters. Support Senior Property Manager with lease termination and legal action, when necessary. Assist in managing the property's budget by making sound fiscal decisions to increase the net operating income of the community.

  • Marketing & Leasing: Achieve occupancy goals as set by the budget/organization by leasing, processing applications, retaining residents, and always following affirmative fair housing-based marketing practices.

  • Physical Asset: Support the Senior Property Manager to ensure unit and common area components pass all physical inspections. Inspect apartments during move-in and move outs, walking apartments and the community as needed.




Skills & Qualifications



  • Previous property management experience, specifically with affordable housing is required. This includes property/unit-based affordable housing such as Tax Credit and Project-Based Section 8, for example.

  • Strong computer literacy skills including experience with Yardi, Fortress or other property management software is strongly preferred.

  • Experience working with individuals experiencing or significantly impacted by mental health, substance use, poverty, long term homelessness and/or trauma is strongly preferred.

  • Ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations.

  • Must have a commitment to learning and participating in Aeon's diversity, equity, and inclusion efforts.

  • Must be a resourceful, problem solving, relationship-building, seeker of excellence.

  • Demonstrated ability to multi-task, prioritize, be adaptable and comfortable in a high energy environment.

  • Physical Requirements:

    • Ability to lift up to 10lbs.

    • Ability to reach above and below the shoulders.

    • Ability to sit and stand for extended periods of time.

    • Ability to complete daily tours between properties including but not limited to inspecting grounds, hallways, stairwell, and apartment homes.

    • Ability to file, open and close file drawers, and enter data into a computer for extended periods of time.

    • Ability to withstand external weather conditions.






Compensation, Hours & Location


This position pays $23-$26/hr and offers an impressive benefit package that includes medical, dental, vision, life insurance, short-term and long-term disability, retirement plan, paid time off and an employee assistance program. This full-time position offers mostly Monday-Friday, daytime hours. Typical work schedules are 8:30am-5pm, but there is some flexibility in these hours to accommodate the needs of the position and the staff person. Variations to this schedule may occur for planned resident and community events and meetings. This is an in-person position and will office mostly out of Crane Ordway and Renaissance Box. Occasional work at Aeon's Central Office, training facilities and other properties will occur from time to time.
