We’re growing! We are seeking detail-oriented, driven, and enthusiastic candidates to join our team as an Assistant Building Operator in Parksville, BC. This is a FULL-TIME, live-in opportunity.
What you will be doing
- Maintaining the physical integrity of assigned properties through general maintenance and regular cleaning, including sweeping, mopping, vacuuming, dusting, and cleaning all halls and laundry rooms.
- Responding promptly to maintenance and repair requests from the Building Operator, Property Manager, or tenants.
- Performing repairs in vacant and occupied units (minor plumbing, electrical, carpentry, etc.).
- Completing physically demanding work, which includes the use of ladders, power tools, and occasionally lifting up to 50 pounds.
- Ensuring preventative maintenance is completed, such as annual inspections of fire and life safety systems, HVAC maintenance, and backflow testing.
- Applying knowledge of building HVAC, plumbing, electrical, security, and life safety systems.
- Reviewing, monitoring, and inspecting all building functions, including mechanical and electrical areas, and providing direction as needed.
- Working on an on-call schedule to respond to emergencies and urgent after-hours requests.
What we look for
- Understanding of building management systems, HVAC, fire protection, security, plumbing, pumps, motors, roofs, and leasehold construction.
- Proven mechanical/electrical aptitude and troubleshooting skills.
- Knowledge of regional policies, procedures, standards, municipal bylaws, utilities' standards, and provincial legislation, including fire codes, building codes, and safety acts.
- Excellent time management skills with the ability to prioritize tasks effectively.
- Professionalism, confidentiality, and integrity.
- Experience in organizing, directing, and supervising contracted labor and services.
- Proficiency with technology such as Outlook, Microsoft Teams, Excel, Word, and other software.
- Valid driver’s license with a satisfactory driving record and automobile insurance.
- Building Environmental Systems Certification (Class I & II) BOMI, SMT, or SMA is an asset.
- Post-secondary education in an applicable trade or equivalent.
- Minimum of three (3) years experience operating HVAC equipment, BAS, and FAS in Class A residential complexes.
