Job description

We’re growing! We are seeking detail-oriented, driven, and enthusiastic candidates to join our team as an Assistant Building Operator in Parksville, BC. This is a FULL-TIME, live-in opportunity.

What you will be doing
  1. Maintaining the physical integrity of assigned properties through general maintenance and regular cleaning, including sweeping, mopping, vacuuming, dusting, and cleaning all halls and laundry rooms.
  2. Responding promptly to maintenance and repair requests from the Building Operator, Property Manager, or tenants.
  3. Performing repairs in vacant and occupied units (minor plumbing, electrical, carpentry, etc.).
  4. Completing physically demanding work, which includes the use of ladders, power tools, and occasionally lifting up to 50 pounds.
  5. Ensuring preventative maintenance is completed, such as annual inspections of fire and life safety systems, HVAC maintenance, and backflow testing.
  6. Applying knowledge of building HVAC, plumbing, electrical, security, and life safety systems.
  7. Reviewing, monitoring, and inspecting all building functions, including mechanical and electrical areas, and providing direction as needed.
  8. Working on an on-call schedule to respond to emergencies and urgent after-hours requests.
What we look for
  1. Understanding of building management systems, HVAC, fire protection, security, plumbing, pumps, motors, roofs, and leasehold construction.
  2. Proven mechanical/electrical aptitude and troubleshooting skills.
  3. Knowledge of regional policies, procedures, standards, municipal bylaws, utilities' standards, and provincial legislation, including fire codes, building codes, and safety acts.
  4. Excellent time management skills with the ability to prioritize tasks effectively.
  5. Professionalism, confidentiality, and integrity.
  6. Experience in organizing, directing, and supervising contracted labor and services.
  7. Proficiency with technology such as Outlook, Microsoft Teams, Excel, Word, and other software.
  8. Valid driver’s license with a satisfactory driving record and automobile insurance.
  9. Building Environmental Systems Certification (Class I & II) BOMI, SMT, or SMA is an asset.
  10. Post-secondary education in an applicable trade or equivalent.
  11. Minimum of three (3) years experience operating HVAC equipment, BAS, and FAS in Class A residential complexes.
