Assistant Building Manager (Live-In Required)

We’re looking for a hands-on, resident-focused Assistant Building Manager to help create an exceptional living experience at One Fifty Braid, our pet-friendly rental community in Sapperton, New Westminster.
Located at 150 Braid Street, directly across from Braid SkyTrain Station and with convenient access to Highway 1, this 423-unit community offers residents a connected and convenient place to call home.
Reporting to the Property Manager, you will support the day-to-day operations of this rental community, including resident relations, leasing, building operations, maintenance coordination, and move-ins and move-outs.
As part of the on-site management team, you will work within a coordinated schedule that provides daily coverage for the building. This is a full-time, live-in position, and the successful candidate will be required to reside on-site at One Fifty Braid. This opportunity is well suited to an experienced property management professional who brings strong customer service, organization, and hands-on building operations skills.

WHAT YOU’LL DO
Property Management
- Maintain the property to a high standard, including common areas, landscaping, and building systems.
- Coordinate and oversee contractors and vendors completing maintenance and repairs.
- Conduct routine property inspections to proactively identify and resolve issues.
- Complete minor repairs and maintenance tasks as required.
- Coordinate larger repairs with external contractors.
- Support compliance with applicable building and safety requirements.
Resident Relations
- Respond promptly and professionally to resident inquiries, concerns, and maintenance requests.
- Coordinate resident move-ins and move-outs, including walkthroughs and documentation.
- Apply lease terms and community rules fairly, professionally, and consistently.
- Build positive relationships with residents and contribute to a welcoming, well-managed community.
Leasing & Administration
- Support the full leasing process, including showing available homes, screening prospective residents, and processing applications.
- Collect rent and assist with accounts receivable.
- Maintain accurate records of property operations, resident interactions, and financial transactions.
- Create purchase orders and complete work orders and service tickets through the online portal.
Emergency Response
- Act as an on-site point of contact for building emergencies, including plumbing, electrical, or security issues.
- Follow and implement established emergency response protocols for the building.
On-Site Coverage and Scheduling
- Work collaboratively with the on-site team to provide consistent building coverage seven days a week.
- Participate in a varied schedule, including evenings and weekends, to support building operations, resident needs, and emergency response.
WHAT YOU BRING
- Ability and willingness to reside on-site at One Fifty Braid as a requirement of the position.
- Minimum of 2 years of related property management or building operations experience; experience in a large rental community is preferred.
- Strong knowledge of the Residential Tenancy Act.
- Strong communication, interpersonal, organization, and computer skills, with a resident-first approach to service.
- Knowledge of building maintenance and safety requirements; familiarity with Salto fob systems and programming is an asset.
- Experience with Yardi and Building Stack is considered an asset.
- Ability to work independently while contributing to a collaborative, supportive on-site team.
- Ability to work a varied schedule, including evenings and weekends.
- Ability to meet the physical requirements of the role, including painting, cleaning, bending, stooping, kneeling, pushing, pulling, and lifting up to 50 lbs.
- A valid driver's licence and access to a vehicle are preferred.
EXPECTED COMPENSATION
- Annual Base Salary: The expected salary range for this role is $55,000- $62,5000 per annum. Actual salary offered will depend on individual experience, qualifications, geographic location, market conditions for the role, and internal equity.
- Live-In Accommodation: A taxable rental benefit is provided and can be applied toward the employee’s choice of available rental units within the building. The rental benefit will be treated as a taxable benefit in accordance with CRA guidelines.
