Description
We are seeking an Area Maintenance Manager to work independently, performing administrative and managerial work that involves coordinating and supervising maintenance staff and outside vendors in maintaining and repairing CCC buildings, grounds, facilities, and equipment. The role includes supervising, coordinating, and controlling all costs of maintenance and repair operations to ensure high-quality service, maximize profitability, and uphold safety standards.
Essential Duties and Responsibilities
- Supervise and direct maintenance staff
- Ensure maintenance of facilities and grounds aligns with CCC and property objectives
- Assist in developing, implementing, and supervising inspection programs for all public areas and resident apartments
- Develop and oversee preventative maintenance programs for all building equipment and resident apartments, including staff training
- Review and implement monthly property facility plan reports with maintenance team
- Maintain Facilities Intranet site folders, files, and data
- Implement standard operating procedures for equipment maintenance, key control, loss prevention, work orders, and safety systems
- Identify and recommend capital improvement opportunities
- Assist with capital improvement projects
- Participate in monthly facilities conference calls
- Support annual turnover planning and execution at properties
- Assist in purchasing, product specifications, and vendor qualification
- Ensure proper staffing and setup for the maintenance department
- Support staff training and warranty issues
- Participate in staff recruitment, training, and performance monitoring
- Travel as needed to support property operations

Skills, Knowledge, and Expertise
- Experience in student housing maintenance supervision/management
- Knowledge of student housing turnover procedures
- Hands-on experience in trades such as carpentry, plumbing, electrical, HVAC, and basic computer skills
- Ability to work independently, under pressure, maintaining confidentiality
