Job summary

Colliers in Montreal, QC is seeking a Financial Analyst to support a leading investment sales team. You will own valuation and underwriting processes, prepare financial analyses for client pitches, and manage financial due diligence with potential buyers.

This role sits within a collaborative environment spanning brokerage, marketing and operations. You’ll bring 2+ years of underwriting experience in commercial real estate, fluency in French and English, and strong Excel-based modeling skills.

Responsibilities

  • Underwrite and value development sites across Quebec for highest & best use
  • Underwrite income-producing CRE using Excel with Direct Cap and DCF
  • Convey value-add strategies such as below-market rents, lease-ups, and financing takeouts
  • Create, summarize and present complex financial modelling scenarios with clear assumptions
  • Review and interpret various real estate documents (leases, budgets, reports)
  • Develop presentation content and offering memoranda for investors
  • Coordinate with debt/equity teams for underwriting per debt placement scenarios
  • Gather and track essential financial data for research and negotiation
  • Analyze mortgage documents and understand prepayments and yield maintenance
  • Present analytical results to clients and internal/external brokers and managers
  • Lead pitch presentations and discussions on financial modelling assumptions
  • Monitor market trends and industry knowledge

L’Analyste financier sera responsable de soutenir une équipe de vente d’investissements parmi les plus performantes et actives du marché à Montréal, Québec. Cela comprend la préparation des analyses financières lors des présentations à des clients potentiels ainsi que la gestion du processus de vérification diligente financière auprès d’acquéreurs potentiels.

Ce poste s’inscrit dans un environnement collaboratif réunissant les équipes de courtage, de marketing et des opérations.

Dans ce rôle, vous devrez :
  • Effectuer l’évaluation de terrains et de sites de développement partout au Québec afin de déterminer leur utilisation optimale, notamment au moyen d’analyses de valeur résiduelle du terrain et de modèles financiers de développement.
  • Effectuer l’analyse financière d’immeubles commerciaux générateurs de revenus à l’aide de modèles Excel avancés, incluant les approches par taux d’actualisation directe (direct cap) et flux de trésorerie actualisés (DCF).
  • Démontrer une solide compréhension des stratégies de création de valeur (value add), notamment la conversion de loyers sous le marché vers les loyers du marché, la location d’espaces vacants, les refinancements à long terme ainsi que l’atteinte des rendements ciblés (TRI, rendement sur coût)
  • Concevoir, résumer et présenter des scénarios complexes de modélisation financière tout en expliquant l’incidence des différentes hypothèses retenues.
  • Examiner, analyser, comprendre, synthétiser et interpréter divers documents immobiliers, notamment des baux, évaluations, budgets, relevés locatifs, rapports sur l’état des immeubles, études environnementales, plans architecturaux et règlements de zonage.
  • Élaborer du contenu, préparer des présentations et rédiger des mémorandums d’information destinés aux investisseurs.
  • Collaborer avec les équipes de financement afin d’effectuer les analyses selon différents scénarios de financement.
  • Recueillir et suivre des données financières essentielles à des fins de recherche, d’analyse et de négociation.
  • Analyser les documents hypothécaires et maîtriser les mécanismes de remboursement anticipé, de maintien du rendement et de substitution de garanties
  • Présenter les résultats d’analyses financières dans un contexte professionnel auprès d’intervenants possédant différents niveaux de connaissances financières, notamment des courtiers internes et externes, gestionnaires immobiliers, prêteurs et propriétaires d’immeubles ou d’entreprises.
  • Participer aux présentations commerciales, aux rencontres avec les prospects et les clients, et diriger les discussions portant sur la modélisation financière ainsi que sur les hypothèses utilisées.
  • Assurer une veille constante des tendances du marché et de l’évolution du secteur immobilier.
Ce que vous apporterez
  • Minimum de deux (2) années d’expérience en analyse financière, idéalement dans le secteur de l’immobilier commercial.
  • Bilinguisme complet en français et en anglais, tant à l’oral qu’à l’écrit.
  • Baccalauréat en finance, administration des affaires, commerce ou dans un domaine connexe.
  • Excellentes capacités d’analyse et de recherche, avec un souci élevé de la qualité des données et de la précision.
  • Expérience démontrée dans la conception de modèles financiers, les projections de flux de trésorerie, les calculs de TRI, les analyses DCF et les rendements Cash-on-Cash pour des actifs générateurs de revenus et des projets de développement.
  • Maîtrise avancée de Microsoft Excel.
  • Excellentes aptitudes en communication orale et écrite.
  • Capacité à gérer plusieurs dossiers simultanément et à respecter des échéances serrées.
  • Aptitudes démontrées à communiquer, collaborer et interagir efficacement avec divers intervenants.
  • Capacité à évoluer dans un environnement multidisciplinaire complexe impliquant plusieurs départements, avec un minimum de supervision, tout en maintenant un haut niveau de performance sous pression.

This is an on-site position based out of Montreal, QC office.

About the role

The Financial Analyst will be dedicated to supporting a high-volume and industry leading investment sale team in Montreal, QC. You are fast-paced and transaction oriented, and will have ultimate ownership in the valuation & underwriting process – this includes financials during pitches to prospective clients and handling the financial due diligence process with prospective purchasers.

In this role, you will..
  • Underwrite & value potential development sites for highest & best use through land residuals and development proformas across Quebec.
  • Underwrite income-producing commercial real estate using Excel, including Direct Cap + DCF analysis.
  • Strong familiarity with value‑add scenarios such as below market rents rolling to market, vacant lease ups, bridge loans & permanent financing takeouts, and overall target returns (IRR, Yield on Cost) for value add deals.
  • Able to create, summarize, and walkthrough complex financial modelling scenarios, while providing commentary on impact of various assumptions. Review, analyze, comprehend, abstract, and interpret various types of real estate documents (including leases, appraisals, budgets, rent rolls, property condition reports, environmental reports, architectural drawings, zoning bylaws, etc.).
  • Identify critical property level financial issues.
  • Develop content, write presentation packages, and offering memoranda.
  • Coordinate with debt/equity team members to underwrite based on debt placement scenarios.
  • Gather and track critical financial data points for research and negotiation purposes.
  • Analyze mortgage documents and understand prepayments, yield maintenance, and defeasance.
  • Ability and confidence to present results of analyses in a formal client setting to audiences with a wide range of financial acumen, including internal & external brokers, property managers, lenders, and property / business owners.
  • Participate in pitch presentations with prospect and client meetings and lead discussions on financial modeling and reasoning for assumptions used
  • Keep up with market trends and industry knowledge.
What you’ll bring
  • 2+ years underwriting experience, with a strong preference for experience in commercial real estate
  • Fluently bilingual in French and English (spoken and written) is a must
  • Bachelor’s degree in Finance, Business, Commerce or a related field.
  • Analytical and research skills with high data quality and minimal error.
