Job Overview

Reporting to the Manager, Investment Management and based in QuadReal’s corporate offices in Toronto, ON, the Analyst, Investment Management actively supports the Residential group’s operating performance by completing detailed analysis to assist in the development and ongoing evaluation of asset and regional level strategies.

Working together with Operations, Acquisitions/Dispositions, Finance and Portfolio Management leads, the Analyst, Investment Management will actively participate and support the Residential team with a specific focus on the Parkbridge land lease portfolio to help plan and develop asset strategies and support investment transactions. The Analyst, Investment Management helps to execute the strategic plan by engaging in analysis of the current investment portfolio, conducting detailed due diligence on new initiatives & investment programs and providing recommendations to the senior team members to enhance the performance of the portfolio.

Responsibilities

  • Assist in the preparation of Investment Memorandums and other material for presentation to the investment, management and leadership committees
  • Assist in the monitoring and valuation of the existing portfolio by analyzing and reviewing revenues, expenses and capital reporting against plans and benchmarks
  • Assist with cash flow projections, property and portfolio pro-formas, financial modeling and return calculations
  • Participate in both acquisition and disposition opportunities, actively assisting in conducting due diligence and market research
  • Identify revenue enhancing, cost saving and value creation opportunities
  • Interpreting financial analysis results and identifying key investment merits and risks.
  • Together with other regional Investment Management teams, prepare annual strategic & business plans for every asset in the portfolio
  • Work effectively with Property Operations, Capex, Development, Finance and Valuations teams, as appropriate, to complete all projects and responsibilities
  • Assist team in preparation of long-term and tactical portfolio strategies
  • Keep current on market performance, development activity, regulation & legislation
  • Provide input to the appraisal process as required
  • Visiting existing and prospective properties, as required.
  • Actively adheres to compliance and risk management policies

Education And Qualifications

  • 2-4 years of related experience; direct residential, land lease, development, hospitality or financial management experience is considered an asset
  • Bachelors Degree in Commerce, Finance, Real Estate or a related discipline. Holding or working toward a MBA/CFA/CPA or relevant professional designation considered an asset
  • Strong analytical and financial modeling skills; Strong attention to detail and organizational skills
  • Interest in the residential marketplace, including regulatory environments, competitive landscape and market dynamics
  • Excellent oral and written communication plus presentation skills with the ability to clearly and concisely communicate to internal teams & external stakeholders
  • Self-starter with the ability to adapt to change, prioritize workload and handle competing priorities and deadlines independently
  • Ability to take initiative and own responsibilities to produce high quality work product with minimal supervision; ability to thrive in a fast-paced, fluid and dynamic work environment dedicated to excellence; possess intellectual curiosity and a strong desire to learn and develop.
  • Strong proficiency working in Microsoft Word, Excel, and PowerPoint. Experience in Power BI is considered a strong asset.
