Job description

Dream is looking for an Analyst, Debt!

Join us for an exciting opportunity to support underwriting, origination, and management of Dream’s debt portfolio. You will handle tasks related to land and construction financing, mortgage financing, corporate credit facilities, affordable housing, sustainable finance initiatives, and other capital vehicles within and outside Canada.

You will manage debt for a portfolio of prime commercial properties across various asset classes, including residential, office, industrial, and mixed-use developments, within entities such as TSX-listed Dream Unlimited Corp, Dream Office REIT, Dream Residential REIT, and Dream Impact Trust, as well as private equity vehicles managed by Dream. Projects may include notable developments like Zibi in Ottawa/Gatineau, Alpine Park in Calgary, Brightwater in Port Credit, Quayside in Toronto, Odenak in Ottawa, and Brighton Community in Saskatoon.

This position may be based in Calgary or Toronto and may require occasional travel.

A Day in the Life :

This role involves driving finance origination, underwriting, and reporting for new developments, redevelopments, and investments. You will work cross-functionally with departments like Development, Investment, Asset Management, Leasing, and Accounting, handling complex projects and eventually leading the debt process within your portfolio. Your insights will influence capital strategy, lender relations, and loan structuring, while maintaining risk management and monitoring pipeline projects, debt maturities, and loan structures.

Responsibilities include :

  • Conducting financial and risk analysis at project, property, and portfolio levels, providing recommendations to senior management.
  • Preparing financing presentations and confidential information memorandums (CIMs), and participating in lender presentations.
  • Analyzing financing proposals and reviewing loan-related documentation such as credit agreements, financial reports, development plans, leases, and appraisals.
  • Liaising with lenders and stakeholders to ensure all conditions are met before funding.
  • Coordinating with third-party partners during loan closings, including legal, property managers, and external consultants.
  • Maintaining debt records, tracking key terms, and lender reporting requirements.
  • Collaborating with Accounting, Strategic Finance, and Asset Management to monitor risks, compliance, and maturities.
  • Handling lender financial and compliance reporting and responding to inquiries.
  • Managing debt portfolio operations like interest rate management, loan draws, and repayments, providing optimization recommendations.
  • Preparing monthly debt management reports for senior executives.
  • Supporting special projects and ad hoc reports as needed.

Qualifications :

  • Bachelor’s degree in finance, real estate, or accounting.
  • 2-4 years of relevant experience, preferably in real estate finance or commercial lending.
  • Knowledge of the real estate landscape, including investment, development, and financing; experience with budgets and pro-formas is a plus.
  • Experience in debt modeling or underwriting is advantageous.
