Job description

Dream is looking for an Analyst, Debt (Calgary or Toronto)!

Join us for an exciting opportunity to support underwriting, origination, and management of Dream’s debt portfolio. You will handle tasks related to land and construction financing, mortgage financing, credit facilities, affordable housing, sustainable finance initiatives, and other capital vehicles within and outside Canada.

You will manage debt for a portfolio of prime commercial properties across various asset classes, including residential, office, industrial, and large-scale developments, within our public entities such as TSX-listed Dream Unlimited Corp, Dream Office REIT, Dream Residential REIT, and Dream Impact Trust, as well as private equity vehicles managed by Dream. Notable projects include Zibi in Ottawa/Gatineau, Alpine Park in Calgary, Brightwater in Port Credit, Quayside in Toronto, Odenak in Ottawa, and Brighton Community in Saskatoon.

This role may be based in Calgary or Toronto and may require occasional travel.

A Day in the Life :

Drive the finance origination, underwriting, and reporting processes for new developments and investments. Collaborate with departments such as Development, Investment, Asset Management, Leasing, and Accounting. Lead complex projects, influence capital stack strategies, and develop loan structures. Maintain risk management processes, monitor pipeline projects, debt maturities, and loan structures to ensure protection of Dream’s interests. Expand your industry knowledge across asset classes and grow professionally.

Responsibilities include :

  • Conduct financial and risk analysis at project, property, and portfolio levels, providing recommendations to senior management.
  • Prepare financing presentations and confidential information memorandums (CIMs), and assist in lender presentations.
  • Analyze financing proposals and review related documentation such as credit agreements, financial reports, development plans, leases, appraisals, and third-party reports.
  • Liaise with lenders and stakeholders to satisfy pre-funding conditions.
  • Coordinate with third parties during loan closings, including joint venture partners, property managers, consultants, and legal teams.
  • Maintain debt database records, tracking key terms and lender reporting requirements.
  • Collaborate with Accounting, Strategic Finance, and Asset Management to monitor risks, compliance, and maturities.
  • Manage lender reporting, lender inquiries, and debt portfolio operations like interest management, draws, and repayments.
  • Prepare monthly debt management reports for senior leadership.
  • Support special projects, ad hoc reports, and other activities as needed.

Experience required :

  • Bachelor’s degree in finance, real estate, or accounting.
  • 2-4 years of relevant experience, preferably in real estate finance or lending.
  • Understanding of real estate processes, including investment, development, asset management, and financing. Experience with budgets and pro-formas is a plus.
  • Experience in debt modeling or underwriting is advantageous.
