Qualifications

  • Minimum 2 years in construction lending, real estate finance, or related field.
  • Strong financial modeling and valuation analysis abilities.
  • Experience with loan structuring and credit adjudication.
  • Knowledge of commercial real estate markets or capital markets is a plus.
  • Experience with CoStar and Argus is an asset.
  • Undergraduate degree in Finance, Economics, Business/Commerce, Real Estate, Engineering, Mathematics or related field.
  • Due diligence review of pertinent loan documents.

About the Position

Timbercreek is seeking an Analyst, CMHC Multifamily Program who will thrive in a fast-paced entrepreneurial environment. The Analyst will support the CMHC Multifamily Program, taking part in the full investment process from deal sizing/structuring to closing to ongoing asset management post-closing. The ideal candidate is a results-oriented real estate and finance professional, a problem solver and creative thinker, self-starter, and most importantly, a team player excited to grow with the company. This role is part of our hybrid work model. This role involves building and maintaining client relationships, structuring and negotiating loan terms, preparing investment materials and overseeing the full loan lifecycle from origination through to portfolio management.

Key Responsibilities
  • Review and assess new multi-family mortgage investment opportunities.
  • Perform detailed underwriting and financial modeling, including cash flow analysis to assess credit risk and determine appropriate loan structures and pricing.
  • Conduct market research and site inspections to support investment assumptions.
  • Correspond with the borrower, mortgage & real estate brokers, and other industry professionals to validate and further substantiate the investment assumptions and gain better understanding of particular markets and asset classes.
  • Conduct in-depth due diligence on the credit worthiness of sponsors/clients and other financial data relevant to transactions.
  • Identify risks and mitigants and communicate findings to internal credit teams and investment partners.
  • Prepare term sheets and/or commitment letters consistent with preliminary underwriting and pre-approved deal structure.
Preparation, Due Diligence and Closing
  • Prepare investment committee memos and loan summaries for internal and investor approval.
  • Coordinate and review due diligence materials to ensure consistency with underwriting and deal terms.
  • Address investor questions and review materials as needed to secure approvals.
  • Issue and negotiate commitment letters, ensuring alignment with approved terms.
  • Collaborate with funding team on initial and subsequent advances and resolve any pre-funding issues.
  • Where required and in conjunction with the Origination team, perform site inspections and meet with clients, property managers, appraisers, and other related stakeholders.
  • Together with the Originator, the Analyst will be a point person in the due diligence process (both internal and external) and assist all relevant teams throughout the closing process.
Portfolio and Asset Management
  • Provide proactive asset management of funded/closed loans (i.e. mortgage renewals, fundings, restructurings and regular loan reviews).
  • Perform active financial updates and reporting including updating financial models, client budgets and maintaining up to date documentation and information management.
  • Assist the syndication, funding and servicing teams with post-closing follow ups, as required.
Job Requirements
Education and Experience
  • Minimum 2 years of experience in construction lending, real estate finance, or a related field.
  • Strong ability to perform financial modeling and run valuation analysis of as part of the underwriting process.
  • Proven expertise in credit adjudication and loan structuring.
  • Working knowledge of the commercial real estate sector and/or capital markets is considered an asset.
  • Experience with commercial real estate software (i.e. CoStar and Argus) is considered an asset.
  • Minimum undergraduate degree in Finance, Economics, Business/Commerce, a Real Estate program, Engineering, Mathematics or a related discipline.
  • Background in the due diligence review of pertinent loan documents (i.e. credit agreements, intercreditor agreements, leases and operating agreements/joint venture agreements, QS reports).
Qualifications
  • Fluently bilingual in both French and English is considered an asset.
  • Strong analytical, strategic-thinking, problem-solving, and decision-making skills.
  • Inquisitive and curious to understand the full transaction cycle and related participants.
  • Superior attention to detail and accuracy.
  • Excellent communication (both written and verbal) skills and the poise and professionalism to represent Timbercreek in front of both internal and external parties.
  • Strong organizational and time management skills and the ability to work under pressure on multiple transactions concurrently.
  • Professional and positive with a "can-do" deal and team focused attitude.
  • Ability to work independently prioritizing and establishing deadlines for own work, and when work is delegated, for the work of others.
