About Sacred Waters:
Sacred Waters Developments Ltd (SWD) is an economic development company jointly owned by the Katzie, Kwantlen and Semiahmoo (KKS) Nations, with a broad mandate to foster economic and social growth opportunities in the Nations’ shared traditional territories. SWD is dedicated to delivering these opportunities through values-aligned partnerships and an approach to project delivery that honours the rich culture and stewardship practices of our shareholder Nations.
SWD was operationalized by the KKS Nations in early 2023 and has since evolved into a multifunctional corporation with increasingly diversifying revenue streams. As a primary function, our team is working collaboratively with the KKS Nations and external partners to explore land and real estate development opportunities within the shared traditional territories. This includes the pursuit of real estate development projects that SWD is anticipated to own, develop and operate on behalf of the KKS Nations. Additionally, SWD is also in the process of building out a range of consulting-type services. Currently, we provide development consulting for projects led by values-aligned partners, and our service offerings are continuing to expand to include real estate advisory, planning, engagement, sustainability, and more.
The overarching goal of SWD is to be a leader in Indigenous economic development by fostering sustainable, intergenerational prosperity, expanding upon economic opportunities that arise, while remaining committed to advancing cultural awareness and land preservation.
The Role:
Reporting to the Director, Finance, the Accounting Manager will play a key role in establishing the financial infrastructure for a growing development organization. This is a newly created, individual contributor role designed to build and maintain robust accounting practices and internal controls that support SWD’s strategic objectives. As the organization continues to grow, this position is expected to evolve into a people leadership role with oversight of the accounting team.
What you will do in this role:
- Financial Reporting: Prepare timely and accurate financial statements in compliance with GAAP, specifically tailored to residential development projects.
- Internal Controls: Design, implement, and monitor internal controls to safeguard assets and ensure the integrity of financial records.
- Policies & Procedures: Develop and establish accounting policies, procedures, and systems to support that scale with organizational growth.
- LP/SVP Holdings Management: Manage and report on Limited Partnership (LP) and Special Purpose Vehicle (SVP) company holdings, ensuring accurate tracking and compliance.
- Accounting Operations: Manage day-to-day accounting activities, including accounts payable, accounts receivable, payroll, and general ledger.
- Budgeting and Forecasting: Collaborate with internal teams to support the preparation and management of budgets, financial forecasts, and financial planning models.
- Cash Flow Management: Oversee cash flow, manage working capital, and optimize financial resources for residential developments.
- Compliance: Ensure compliance with provincial and federal regulations, including tax filings and reporting requirements.
- Audit & Assurance: Facilitate external audits including liaising with auditors and tax consultants, as well as conduct internal audits to assess the effectiveness of controls.
- Project Cost Management & Job Costing: Monitor and control project costs, ensuring expenditures align with budgets and financial plans working closely with other business functions to train, support and advise on proper reporting and accounting standards.
- Team Leadership: As SWD delivers on its objectives build, lead and manage the accounting department, fostering a collaborative and efficient work environment.
- Reporting & Insights: Prepare internal reports and analysis to help drive continuous improvements, provide progress updates and insights to business functions and to support decision making.
What you need to be successful in this role:- Education: Bachelor’s degree in accounting, finance, or related field; CPA or equivalent certification preferred.
- Experience: Minimum of 5 years of progressive experience in accounting, preferably in construction and real estate development, with a strong understanding of GAAP. Experience working with CMHC, BC Housing and other Federal and Provincial agencies and experience working with First Nations and/or Indigenous communities is an asset
- Technical Expertise:
- In-depth knowledge of GAAP and financial reporting
- Experience with LP/SVP structures
- Familiarity with project/job costing methodologies
- Experience in implementing internal policies and procedures and aligning with external policies such as regulatory and accounting procedures. Proficiency in QuickBooks and Dext (or similar systems)
- Analytical & Problem-Solving Skills: Excellent attention to detail, critical thinking, and the ability to independently resolve issues and present solutions
- Leadership & Collaboration: Strong communication, interpersonal and people management skills, with a proven ability to lead and work effectively in cross-functional teams.
- Adaptability & Efficiency: Self-motivated, highly organized, and able to manage multiple priorities in a fast-paced, agile environment.
