Leyad is seeking a detail-oriented and experienced Accounting Controller with a strong background in real estate accounting to manage and oversee all financial operations for our properties and projects. The ideal candidate will have a deep understanding of accounting principles specific to the real estate industry, financial reporting, budgeting, tax compliance, and property management systems. This role will work closely with the Chief Financial Officer and the Director of Accounting to grow and improve the Accounting Department.
Key Responsibilities:
- Prepare and review monthly, quarterly, and annual financial statements for real estate projects and portfolios.
- Ensure accurate and timely financial reporting in compliance with accounting standards and regulatory requirements.
- Prepare and analyze budgets, forecasts, and financial performance reports for real estate properties and investments.
Accounting Operations:
- Oversee general ledger entries, accounts payable, accounts receivable, and bank reconciliations.
- Manage the month-end and year-end closing processes, ensuring accuracy and compliance with applicable Accounting Principles
- Maintain fixed asset schedules, including depreciation and capital expenditures related to real estate assets.
Property Management Accounting:
- Supervise accounting for rental income, operating expenses, property taxes, and utility costs.
- Reconcile tenant accounts and prepare rent rolls and operating statements.
- Work closely with property managers and leasing teams to ensure accurate financial tracking and reporting.
Tax and Compliance:
- Prepare and file corporate tax returns, including GST/QST, and ensure compliance with local, provincial, and federal tax regulations.
- Ensure compliance with all financial and regulatory requirements for real estate transactions, including property tax filings.
- Manage and coordinate with external auditors during year-ends
Team Collaboration and Communication:
- Collaborate with senior management, real estate agents, and project managers to assess financial performance and guide strategic decisions.
- Provide regular updates and insights into the financial performance of the portfolio.
- Support the development of long-term financial strategies and forecasts for future growth and investment.
Qualifications:
- Bachelor’s degree in Accounting, Finance, or a related field (CPA designation is preferred).
- Minimum of 3-5 years of accounting or finance experience, with at least 3 years in the real estate industry.
- Strong knowledge of real estate accounting practices, including property management, investment analysis, and real estate transactions.
- Proficient in accounting software and ERP systems (e.g., Hopem or Yardi or similar real estate accounting software).
- Solid understanding of financial regulations, tax laws, and reporting standards in Canada.
- Strong analytical and problem-solving skills, with the ability to interpret financial data and provide actionable insights.
- Excellent organizational skills with the ability to manage multiple projects and deadlines.
- Strong communication skills, both written and verbal, and the ability to collaborate effectively with cross-functional teams.
Preferred Skills:
- Experience with commercial and residential real estate accounting.
- Familiarity with implementing new processes and controls
- Experience working in a fast-paced, growth-oriented environment.
