Job Summary

The Vice President of Development plays a pivotal dual role as both a leader and individual transactor guiding a team of developers while personally originating and executing strategic transactions across Brazil. This executive is responsible for identifying structuring and closing deals that expand Marriotts footprint through management contracts, franchise agreements and conversions with a particular emphasis on accelerating short‑term openings through thoughtful conversion strategies.

Success in this role requires a professional polished demeanor with the ability to navigate internal corporate dynamics, influence cross‑functional stakeholders and secure support for growth initiatives in a matrixed environment. The VP will be expected to compete effectively in the market maximizing Marriotts signing index and cultivating platforms and relationships that enable sustained scalable growth.

Key Accountabilities

  • Drive strategic growth across Brazil with a particular emphasis on conversion opportunities that accelerate short‑term openings and strengthen Marriotts market position.
  • Lead and develop a high‑performing team of geo‑developers acting as both a coach and a player, motivating talent while personally originating and closing high‑impact transactions.
  • Compete effectively for transactions to maximize Marriotts signing index and position the company as the preferred partner for owners and developers.
  • Build strategic platforms and relationships that support accelerated yet disciplined growth across the region ensuring long‑term brand equity and shareholder value.
  • Navigate internal dynamics with professionalism and influence, working across a matrixed organization to align stakeholders, secure support and advance strategic priorities.
  • Oversee the full development lifecycle including site inspections, feasibility studies, pro forma valuations and internal committee approvals in collaboration with brand market and technical teams.
  • Negotiate complex agreements (management, franchise, JV purchase) in partnership with Marriotts Law Department ensuring terms align with operational and strategic goals.
  • Collaborate with Treasury and Project Finance to structure deals that optimize Marriotts investment returns and support long‑term value creation.
  • Support owners and developers in identifying and securing financing solutions for hotel acquisition or construction, helping unlock deal potential and accelerate execution.
  • Represent Marriott externally in public hearings, regulatory meetings and industry forums to advance project approvals and promote the brand.
  • Identify and creatively overcome roadblocks both internal and external using strategic thinking, influence and problem‑solving to move deals forward.
  • Perform other duties as assigned contributing to the broader success of the Development team and Marriotts strategic objectives.
Candidate Profile

Experience

  • Minimum of 10 years in real estate development or the hospitality industry with at least 5 years focused on hotel development or related transactions.
  • Proven ability to structure and negotiate complex deals, manage multiple projects under tight timelines and lead teams effectively in a fast‑paced environment.
  • Demonstrated success in originating and closing transactions particularly in competitive markets with a strong focus on conversions and strategic growth.
  • Exceptional interpersonal skills with the ability to build lasting relationships internally across Marriott and externally with owners, developers and investors.
  • Skilled at positioning and selling Marriotts brand portfolio to third parties, articulating value and differentiation.
  • Strategic and analytical thinker with a confident professional presence and a proactive energetic approach to business development.
  • Well‑established network and strong reputation in the hotel investment and development community.
  • Familiarity with capital markets and hotel financing structures is a plus.

  • Bilingual in English and Portuguese required. Spanish language is a plus.
  • Strong business acumen with the ability to translate strategic goals into actionable plans and drive execution.

Education or Certification
  • Bachelors degree in Real Estate, Hotel Administration, Business or related field required.
