Project Management Responsibilities

• Take responsibility for end‑to‑end service delivery, ensuring client objectives are met through effective service delivery.
• Interface with the client and other consultants at all project stages.
• Manage overall project cost, schedule, and budgets, and oversee general contractor and other directly contracted vendors and consultants.
• Review construction proposals, pricing and scopes; correct and assess work‑in‑place; approve capital expenditure spends; revise cost estimates prepared by contractors and others.
• Plan, organize, schedule, direct and control the delivery of the project on time.
• Analyze and track critical milestone activities to avoid schedule slip.
• Run and lead client and other required meetings, presenting updates at all project stages.
• Identify factors influencing construction costs and monitor and report on this data.
• Support engineering decisions relating to the project cost and budget during design‑build changes.
• Review requests for payment and ensure equipment meets the project schedule.
• Record occurrences that might result in a claim and act on the client’s behalf.
• Advocate for the client during disputes, disagreements, modifications or change orders.
• Coordinate and oversee scheduling consultant reviews on the project.
• Review and approve final invoices, payment applications and retention payments.
• Oversee and manage the transfer of building operations to the client, including all close‑out documentation and warranties.
• Be client‑facing, develop strong relationships, and confidently present to clients and stakeholders.
• Be assertive and detail‑oriented, identify potential issues early and raise them for resolution.

Required Qualifications

• Demonstrable record of accomplishment in the delivery of relevant projects.
• Advanced skills with spreadsheets, report writing and presentations.
• Management experience with ability to manage and lead a team in delivering projects and general line management.
• Manage revenue, team resources and priorities to ensure client expectations are met.
• Fluent in English to lead meetings, prepare reports, written communications, presents and talk to clients and suppliers.
• Availability to live and work in São Paulo/SP.
• Solid experience as a project manager in construction.
• Solid experience in Life Science, pharmaceutical or laboratory market.
• Engineering, architectural or any construction related degree mandatory.
• Construction experience mandatory.
• PMI or equivalent certification a plus.
• Microsoft Office tools mandatory.
