Job summary

The PICA Group is Australia’s leading strata and property services provider. This hands-on learning role sits alongside experienced Strata Managers to gain practical skills in compliance, budgeting, and day-to-day management of strata communities.

You will learn how committees make decisions, how legislation is applied in real situations, and how to develop the judgment required to manage a portfolio independently over time. We offer a hybrid work setup and a supportive team culture.

Qualifications

  • Ability to interpret rules, policies, or legislation and apply them thoughtfully.

  • Comfort using systems, documenting decisions, and maintaining accurate records.

Responsibilities

  • Assist in managing a structured strata portfolio with increasing ownership.
  • Prepare and deliver AGMs, EGMs, and committee meetings including agendas and minutes.
  • Apply strata legislation and governance principles with guidance.
  • Coordinate maintenance requests and operational tasks; track and resolve issues.
  • Collaborate with Strata Managers, assistants, and internal teams to deliver consistent service.
  • Maintain accurate records and system updates to support compliance.

Working alongside experienced Strata Managers, you'll learn how committees make decisions, how legislation is applied in real situations, and how complex buildings are managed day to day. Your work will help owners feel supported and informed, while you develop the confidence and judgment required to manage a portfolio independently over time.

What you'll do:

This is a hands-on learning role, designed to develop you into a confident Strata Manager with the right foundations.

  • Support the management of a structured strata portfolio, taking increasing ownership as your capability grows.
  • Assist with the preparation and delivery of AGMs, EGMs, and committee meetings, including agendas, minutes, and follow-up actions.
  • Apply strata legislation and governance principles with guidance, building judgment through real scenarios.
  • Coordinate maintenance requests and operational tasks, ensuring issues are tracked and resolved.
  • Work closely with Strata Managers, Assistant Strata Managers, and internal teams to deliver consistent, professional service.
  • Maintain accurate records, notes, and system updates to support compliance and efficient workflows.

What you'll bring:

  • Experience in property, facilities, compliance, governance, customer service, or other regulated environment (strata experience not required).
  • An ability to interpret rules, policies, or legislation and apply them thoughtfully
  • Clear, professional communication skills, particularly in complex or sensitive situations.
  • Strong organisation and follow-through in a busy environment.
  • Confidence working with numbers, budgets, or financial information.
  • Comfort using systems, documenting decisions, and maintaining accurate records.

Direct strata management experience is helpful but not essential. What matters most is your ability to learn quickly, think clearly, and take ownership as the scope of your portfolio grows.
