Carel Recruitment on the Gold Coast is seeking an experienced Site Manager to lead a premium high-rise residential development from early works through to handover. Reporting to the Project Manager, you will manage a growing team of foremen and subcontractors, ensuring safety, quality and programme milestones.

Carel Recruitment is seeking an experienced Site Manager to lead the delivery of a premium high-rise residential development on the Gold Coast.

With early works underway, this is an opportunity to join before piling commences and take ownership of site delivery through structure, services, finishes and handover.

The opportunity

Reporting to the Project Manager, with support from the Head of Construction, you will oversee daily site operations and lead a growing team of foremen, leading hands and a safety advisor.

Your initial priorities will include site establishment, piling, shoring and basement works. You will establish clear expectations from day one, ensuring works progress safely, on programme and to the required quality standards.

Working within an established residential neighbourhood, you will also manage site logistics and communication with consideration for surrounding residents.

Key responsibilities

• Lead construction delivery from early works through to practical completion, handover and defect resolution.
• Manage site establishment, access, materials handling, deliveries and construction logistics.
• Work with the Project Manager on construction programming, sequencing and critical milestones.
• Coordinate foremen and subcontractors through clear daily priorities and three-week lookahead programmes.
• Monitor progress, identify potential delays and implement recovery strategies.
• Maintain high standards of workmanship through quality inspections, pre-pour checks, hold points and effective defect management.
• Lead workplace health, safety and environmental compliance, including subcontractor safety documentation and high-risk work controls.
• Monitor site costs, plant, labour and materials, providing accurate information to support commercial decisions.
• Maintain reliable site records and use project systems to support reporting, quality and safety.
• Communicate proactively with the project team, consultants, subcontractors and neighbouring residents.
• Coach and develop your team, setting clear responsibilities and performance expectations.

About you

You must have delivered at least one comparable concrete residential tower from start to finish as Site Manager, including structure, services, finishes and handover.

Your project experience will include:

• Residential towers of 10 or more storeys.
• Construction values of $50 million or more.
• Premium finishes and residential amenity spaces delivered to strict quality standards.

You will also bring:

• Demonstrated success leading foremen, subcontractors and site teams.
• Exceptional communication, relationship management and coordination skills.
• A delivery record supported by references who can confirm programme performance, quality and leadership.
• Strong practical knowledge of construction sequencing, drawings, specifications and safety systems.
• A calm, approachable leadership style with the confidence to have direct conversations and maintain accountability.
• Sound commercial awareness and attention to detail.
• Confidence using digital construction systems, with Procore and Microsoft Project experience desirable.

A relevant building trade or construction management qualification will be valued, as will Gold Coast or broader South East Queensland project experience.

Strong subcontractor references will be an important part of the selection process.
