About the Role

YPA Estate Agents Melton & Bacchus Marsh are seeking an experienced, motivated and customer-focused Property Manager to join our growing team.

This is an excellent opportunity for a dedicated professional who is passionate about property management, building strong client relationships and delivering exceptional service. You will be responsible for managing a portfolio of residential and commercial properties, ensuring properties are maintained to a high standard, landlords receive outstanding service, and tenants enjoy a positive rental experience.

Key Responsibilities

As a Property Manager, your responsibilities will include:

Portfolio Management: Oversee and manage a portfolio of residential and commercial properties, ensuring all properties are professionally managed and maintained.

Landlord & Tenant Relations: Build and maintain strong relationships with property owners and tenants through proactive communication, exceptional service and timely follow-up.

Rent & Arrears Management: Monitor rental payments, follow up outstanding arrears and implement effective strategies to minimise rental losses.

Property Inspections: Conduct routine, outgoing inspections, identifying maintenance requirements and ensuring properties are maintained appropriately.

Maintenance Coordination: Liaise with landlords, renters and contractors to coordinate repairs, maintenance and urgent property issues efficiently.

Legislation & Compliance: Ensure properties are managed in accordance with relevant Victorian legislation, rental regulations and industry requirements.

VCAT & Dispute Resolution: Manage tenancy disputes, prepare supporting documentation and evidence for tribunal hearings, and represent the business professionally where required.

Financial Management: Monitor property-related expenses, review invoices, provide landlords with updates and ensure accurate property records are maintained.

Marketing & Advertising: Assist with the effective marketing of rental properties to attract quality tenants and minimise vacancy periods.

Portfolio Growth & Retention: Identify opportunities to grow the rent roll, secure new managements and strengthen relationships with existing landlords to maximise client retention.

Team Collaboration: Work collaboratively with colleagues and management to achieve departmental targets, maintain high service standards and contribute to the continued success of the business.

About You

To be successful in this role, you will be a confident and organised professional who can manage competing priorities while maintaining a high standard of customer service.

You will ideally possess:

Proven experience in residential property management, with commercial property management experience highly regarded but not essential.

A strong understanding of Victorian tenancy legislation and property management compliance requirements.

Excellent communication, negotiation and relationship-building skills.

Strong organisational skills and the ability to manage deadlines and competing priorities.

A proactive approach to problem-solving, maintenance coordination and dispute resolution.

The ability to work independently while contributing positively to a team environment.

A strong commitment to customer service, professionalism and attention to detail.

Experience using PropertyMe property management software.

A Certificate IV in Real Estate Practice or an equivalent recognised qualification.

A current driver's licence.

A commitment to portfolio growth, landlord retention and achieving business objectives.
