Job summary

ESR Group, based in Sydney, is seeking a Senior Property Accountant to join the Finance team on a seven-month fixed-term contract. You will manage end-to-end financials for an Australian property portfolio, delivering accurate reporting and robust controls.

This hands-on role collaborates with Finance, Asset Management and Property teams to drive portfolio performance and provide meaningful insights for budgets and forecasts.

Qualifications

• Bachelor's degree in Finance, Accounting or related discipline with CA/CPA qualification.
• Approximately three to five years’ experience in commercial property accounting and solid understanding of relevant accounting standards.
• Strong analytical, reconciliation and problem-solving skills with excellent attention to detail and record keeping.
• Proactive, self-motivated with ability to manage competing priorities and deliver under pressure.
• Experience with Yardi Voyager, BlackLine or AI-enabled accounting tools highly regarded.

Responsibilities

• Prepare accurate month-end reporting with accruals, prepayments, IFRS adjustments, amortisation and outgoings reconciliations.
• Complete general ledger reconciliations, statutory trust account reconciliations and monthly owner remittances.
• Prepare monthly P&L variance commentary and support performance against budgets and forecasts with Asset & Property teams.
• Assist with capital expenditure tracking, budgets, outgoings reconciliations and audit requirements.
• Support compliance activities, internal controls, payment and vendor checks, and broader Finance team projects.

Job description

We are seeking an experienced Senior Property Accountant to join our Sydney-based Finance team on a seven-month fixed-term contract.

Reporting to the Senior Finance Manager or Finance Manager, you will take responsibility for the end-to-end financial management of an assigned Australian property portfolio. This is a hands-on role working closely with Finance, Asset Management and Property teams to deliver accurate reporting, maintain strong financial controls and provide meaningful insights to support portfolio performance.

This opportunity would suit a commercially minded and detail-oriented property accountant who can quickly establish themselves within a collaborative, fast-paced environment.

Key responsibilities:

• Prepare accurate month-end reporting, including accruals, prepayments, IFRS adjustments, amortisation and outgoings reconciliations.
• Complete general ledger reconciliations, statutory trust account reconciliations and monthly owner remittances.
• Prepare monthly P&L variance commentary and partner with Asset and Property teams to support performance against budgets and forecasts.
• Assist with capital expenditure tracking, annual budgets, property outgoings reconciliations and audit requirements.
• Support compliance activities, internal controls, payment and vendor checks, and broader Finance team projects as required.

To be successful in this role, you’ll bring:

• A bachelor’s degree in Finance, Accounting or a related discipline, together with a CA or CPA qualification.
• Approximately three to five years’ experience in commercial property accounting, with a solid understanding of relevant accounting standards.
• Strong analytical, reconciliation and problem-solving skills, with excellent attention to detail and record keeping.
• A proactive, self-motivated approach, with the confidence to manage competing priorities and deliver accurate work under pressure.
• Experience with Yardi Voyager, BlackLine or AI-enabled accounting and productivity tools will be highly regarded.
