Optimum Consulting is assisting a well-established property development group in Queensland to hire a Senior Accountant for a 12-month parental leave cover. The role oversees the outgoings cycle for asset entities, including budgets, tenant communications and the annual outgoings audit, and also handles fixed asset accounting across the Group.

The successful candidate will have CA/CPA qualifications (or near completion), 5+ years in accounting (preferably property), strong Excel and ERP (D365)

Qualifications

• Qualified CPA or CA (or nearing completion).
• 5+ years accounting experience, ideally in commercial property.
• Experience preparing outgoings budgets and coordinating audits.
• Knowledge of lease structures and leasing legislation.
• Strong fixed asset accounting knowledge under Australian standards.
• Understanding of ITAA 1997 Div 40/43 and ATO life determinations.
• ERP experience (D365 preferred) and advanced Excel skills.

Responsabilités

• Prepare annual outgoings budgets for all asset entities, in coordination with asset and property management.
• Review leases to confirm recoverable outgoings, tenant proportions, exclusions and caps.
• Issue outgoings estimate letters to tenants in line with lease terms and legislation.
• Monitor outgoings spend against budget and ensure recoveries are invoiced correctly.
• Coordinate and run the annual outgoings audit with the external auditor.
• Prepare actual outgoings statements and adjust for over/under recoveries.
• Maintain the fixed asset register including acquisitions, disposals, depreciation and impairment review.
• Identify capital expenditure and determine tax treatment under AASB 116 and Division 40/43.
• Review month end processing, accruals and balance sheet reconciliations for asset entities.
• Prepare budget to actual analysis and variance commentary.
• Support annual and interim audits, FBT, BAS and income tax compliance.
