XXL Constructions PTY LTD in Brisbane is seeking a Senior Estimator to own pricing for residential, commercial, industrial and agricultural steel structures from lead generation through to contract award. The role involves site and supplier visits, go/no-go decisions, and handing awarded projects to the Projects Manager with a complete package.

You will build client relationships, manage bids, and maintain tender records while coordinating designers, engineers and suppliers.

Formación

• Eight+ years of estimating experience in residential, commercial or industrial building, including senior level.
• Experience pricing and closing tenders without supervision.
• Steel structure experience across portal-frame buildings, pre-engineered kit buildings, sheds, warehouses, workshops and agricultural buildings.
• First-principles estimating from drawings for slabs, civil works and fit-out.
• Strong tender writing covering methodology, programs, departures and qualifications.
• Knowledge of AS 4000 and AS 4902 contracts and design-and-construct risk allocation.

Responsabilidades

• Build and manage relationships with clients, developers, agents, designers, suppliers and referral partners.
• Generate and qualify leads and maintain accurate opportunity records in HubSpot, reporting pipeline forecasts to Directors.
• Assess opportunities against go/no-go criteria and prepare recommendations for Directors.
• Produce first-principles estimates covering quantities, labour, plant rates, subcontractor quotes and preliminaries.
• Price kit buildings and structural steel; manage supplier quotes and confidence levels across major pricing elements.
• Document risks and recommend margins with supporting rationale.
• Run tender programs from go decision to submission, including addenda and site visits.
• Prepare compliant submissions covering methodology, programs, qualifications, departures, insurances and key personnel.
• Coordinate designers, engineers, subcontractors and suppliers to support scope definition, value engineering and buildability.
• Complete contract review records and support Directors through contract execution.
• Provide the Projects Manager with estimates, quotes and client commitments at handover.
• Support variation pricing and estimate interpretation during delivery.
• Maintain rates libraries, benchmarks and estimating templates and lead lessons-learned reviews.
• Report on pipeline, tenders and estimate accuracy.

The Senior Estimator owns pricing for residential, commercial, industrial and agricultural steel structures from lead generation through to contract award, while building a strong project pipeline. Based at the Northgate office, the role includes regular client, site and supplier visits across Brisbane and surrounding areas. Reporting to the Directors, the Senior Estimator prepares go/no-go, submission and contract decisions and hands awarded projects to the Projects Manager with a complete, documented package.

Key responsibilities

• Build and manage relationships with clients, developers, agents, designers, suppliers and referral partners.
• Generate and qualify leads, maintain accurate opportunity records in HubSpot and report pipeline forecasts to the Directors.
• Assess opportunities against go/no-go criteria and prepare recommendations for the Directors.
• Produce first-principles estimates covering measured quantities, labour and plant rates, subcontractor and supplier quotes, preliminaries and pricing assumptions.
• Price kit buildings and structural steel, manage supplier quote validity and identify confidence levels across major pricing elements.
• Document risks as priced, excluded or accepted and recommend margins with supporting rationale.
• Run tender programs from go decision to submission, including addenda, clarifications and site visits.
• Prepare compliant submissions covering methodology, programs, qualifications, departures, insurances and key personnel.
• Coordinate designers, engineers, subcontractors and suppliers to support scope definition, value engineering and buildability.
• Complete contract review records and support the Directors through contract execution.
• Provide the Projects Manager with estimates, assumptions, quotes, risks, allowances, programs and client commitments at handover.
• Support variation pricing and estimate interpretation during project delivery.
• Maintain rates libraries, benchmarks and estimating templates and lead lessons-learned reviews.
• Report on pipeline, live tenders, win rate and estimate accuracy, while keeping tender records complete and current.

What we're looking for

• At least eight years of estimating experience in residential, commercial or industrial building, including three years at senior level.
• Experience pricing and closing tenders without supervision.
• Steel structure experience across portal-frame buildings, pre-engineered kit buildings, sheds, warehouses, workshops and agricultural buildings.
• Experience with slabs, civil works and fit-out, plus first-principles estimating from drawings.
• Strong tender writing skills covering methodology, programs, departures and qualifications.
• Working knowledge of AS 4000 and AS 4902 series contracts and design and construct risk allocation.
• Competence in Excel, estimating and take-off software and CRM systems.
• Confidence presenting to Directors and clients and negotiating directly and professionally.
• Current Queensland driver's licence and construction induction white card.
• An established Queensland network across commercial, industrial or agricultural sectors is desirable.
• Qualifications in quantity surveying, construction management, engineering or a related discipline are desirable.
• Experience with HubSpot, government or council panel submissions, agricultural clients or residential estimating is advantageous.
