Job summary

The Opportunity Hub UK Ltd is seeking an ambitious Senior Building Surveyor in Liverpool to lead surveys across commercial and residential stock and help shape client strategy. Hybrid working is available as we scale our Liverpool operation.

With MRICS close to chartership and a strong grounding in building pathology, you will deliver clear, diploma-free reports, manage dilapidations, and oversee project administration while travelling to site visits across the North West.

Qualifications

• MRICS qualification or close to chartership
• Solid post-qualification experience in building surveying
• Strong technical grounding in building pathology and defect analysis
• Confident report writing with clear language
• Ability to manage own diary and instructions with minimal oversight
• Pragmatic, hands-on attitude suitable for a startup environment
• Full UK driving licence for site visits across Liverpool and surrounding areas

Responsibilities

• Carry out building surveys, condition reports and defect diagnosis for commercial and residential stock
• Manage dilapidations claims from instruction to settlement for landlords and tenants
• Produce schedules of condition, PPMPs and technical due diligence reports
• Advise clients on repair strategy, party walls and building pathology
• Oversee contract administration on refurbishment and repair projects, including site inspections and valuations
• Build client relationships across Liverpool and the North West, identifying repeat instructions

Ambitious Senior Building Surveyor wanted to drive real impact in Property & Construction from Liverpool.

Liverpool's building stock is a mix of Georgian terraces, 1960s commercial blocks and new-build developments racing to meet net zero targets. That mix creates constant work for surveyors who can move between dilapidations, defect diagnosis and pre-acquisition surveys without missing a beat. This particular business is a fast-growing property and construction startup, small enough that your findings on a Tuesday survey shape Wednesday's client strategy, and ambitious enough to be scaling its Liverpool operations right now.

Here’s what you’ll be doing:

• Carrying out building surveys, condition reports and defect diagnosis across a mixed portfolio of commercial and residential stock
• Managing dilapidations claims from instruction through to settlement, for both landlords and tenants
• Producing schedules of condition, planned preventative maintenance plans and technical due diligence reports
• Advising clients directly on repair strategy, party wall matters and building pathology
• Overseeing contract administration on refurbishment and repair projects, including site inspections and valuations
• Building client relationships across Liverpool and the wider North West, spotting repeat instructions before anyone asks you to

Here are the skills you’ll need:

• MRICS qualification (or close to chartership) with solid post-qualification experience in building surveying
• Strong technical grounding in building pathology, defect analysis and construction detailing
• Confident report writing. Clients need clarity, not jargon
• Comfortable managing your own diary and instructions with minimal oversight
• A pragmatic, get-stuck-in attitude. This is a startup, so you’ll pick up work outside the standard job description
• Full UK driving licence, given the site visits across Liverpool and neighbouring areas
