The opportunity

As the Senior Accountant, Specialised Strata Finance & Advisory, you will be the finance specialist for an assigned portfolio of complex property schemes.

You will prepare and review high-quality financial information, investigate accounting issues, improve financial controls and explain complex outcomes clearly to strata managers, committees and other stakeholders.

About the role:
Technical accounting and financial management

  • Manage the financial administration of complex BMCs, BMGs and mixed-use developments.
  • Ensure accounting treatments comply with AASB, IFRS and company accounting policies.
  • Investigate accounting anomalies, financial risks and control weaknesses.
  • Recommend practical corrective actions and process improvements.
  • Support year-end reporting, audits and complex accounting assessments.
  • Maintain accurate supporting documentation and high-quality audit evidence.
Stakeholder engagement and service delivery
  • Act as the primary finance specialist for your assigned schemes.
  • Partner with strata managers, committees, clients and internal stakeholders.
  • Explain financial results, accounting treatments and governance requirements in clear, practical language.
  • Participate in committee and client meetings where financial matters are discussed.
  • Build confidence in financial reporting through responsive service and technical expertise.
  • Help stakeholders understand financial reports, cost allocations, funding arrangements and accounting outcomes.
  • Accurately manage time across client and internal activities to support sustainable service delivery and commercial performance.
Advisory and capability development
  • Support tender responses, business cases and the onboarding of complex schemes.
  • Help design practical financial solutions for new developments and specialised property structures.
  • Prepare financial analysis, briefing papers and recommendations for stakeholder decision-making.
  • Contribute to new advisory services and financial governance frameworks.
  • Translate technical accounting requirements into practical operational solutions.
Process improvement and leadership
  • Challenge inefficient practices and identify opportunities to improve quality, controls and service delivery.
  • Develop templates, reporting packs, controls and process documentation.
  • Support automation initiatives and the responsible adoption of technology and AI-enabled solutions.
  • Share technical knowledge and contribute to the capability of the broader strata finance team.
  • Mentor junior team members and support their professional development.
About you:

You are a confident and technically capable accountant with strong property-sector experience. You enjoy solving complex problems and can translate detailed financial information into clear, commercially relevant advice.

You are comfortable working independently, managing competing deadlines and exercising professional judgement. You also understand that excellent accounting is not only about producing accurate numbers. It is about helping clients and stakeholders understand what those numbers mean and what action should follow.

You will bring:

  • Experience preparing and reviewing journals, accruals, prepayments, reconciliations, financial statements and audit workpapers.
  • Exposure to finance processes such as accounts payable, accounts receivable, billing, payments, cost allocations and statutory compliance.
  • Experience identifying and resolving accounting issues, anomalies and financial control weaknesses.
  • The ability to explain financial information to non-financial stakeholders.
  • Strong analytical skills and the ability to produce clear, insightful variance analysis.
  • Experience working with reporting deliverables, time recording or billable activities.
  • The ability to work independently and exercise sound professional judgement.
  • A proactive approach to improving processes and establishing structure in complex environments.
Qualifications
  • A tertiary qualification in accounting, finance, commerce or a related discipline.
  • CA or CPA qualification, or be nearing completion with substantial relevant experience.

Additional study or professional exposure in property, real estate, infrastructure, governance, project management, consulting or advisory services will be well regarded.

Relevant industry backgrounds
  • Property development or investment groups.
  • Property and asset management businesses.
  • Property advisory or finance organisations.
  • Strata, facilities management or integrated property services companies.

You may currently hold a position such as:

  • Senior Property Accountant.
  • Senior Financial Accountant within a commercial real estate or property company.
  • Senior Trust Accountant with complex property portfolio experience.
  • Property Finance Accountant.
  • Development Accountant.
  • Asset or Fund Accountant with relevant property exposure.

  • Work on technically interesting accounting matters.
  • Influence reporting frameworks, controls and financial governance standards.
