Job summary

Ability Housing seeks an experienced Operations Manager to take end-to-end responsibility for the operational performance of an allocated SDA portfolio. The role sits on the management team, reporting to the Managing Director, and leads a flat operational team to ensure sustainable occupancy, high-quality tenancy outcomes, compliance, and revenue continuity.

• Experience leading a multi-site SDA/ housing portfolio.
• Understanding SDA/NDIS housing pathways.
• Strong stakeholder and B2B relationship skills.
• Ability to drive occupancy, revenue and compliance.

Responsibilities

• Lead operational performance of SDA portfolio with occupancy focus.
• Oversee vacancies, referrals, and tenant transitions.
• Drive referral pipelines and B2B relationships.
• Ensure service quality, compliance and audit readiness.
• Provide management reporting on portfolio performance.
