Job summary

Certainty Property is seeking an experienced Property Manager to join our Melbourne team, managing a small residential portfolio. This full-time role focuses on delivering high-touch service within a growing agency committed to client outcomes.

You will work closely with landlords, screen tenants, handle maintenance issues, and ensure legislative compliance while pursuing KPI targets and a collaborative team environment.

Qualifications

• Minimum 2 years experience in residential property management.
• Strong knowledge of the Residential Tenancies Act and relevant legislation.
• Excellent communication and interpersonal skills.
• Proven track record in managing a portfolio and meeting KPIs.
• Highly organised and detail-oriented with ability to multitask.
• Proficient in using Property ME, TAPI and Inspection Express.
• Certificate IV in Property Services is required.
• Ongoing training and mentorship to enhance skills.
• Work within a growing team with opportunities.

Responsibilities

• Effectively manage a small portfolio of residential rental properties.
• Provide training and expert advice to develop with your team.
• Work closely with landlords to provide pro-active service.
• Advertise vacant properties, screen and vet prospective tenants.
• Negotiate and prepare lease agreements, renewals and terminations.
• Handle owner inquiries, maintenance requests and resolve issues promptly.
• Manage arrears and prepare VCAT submissions.
• Maintain detailed property records and ensure compliance with legislation.
• Provide exceptional customer service to tenants and landlords.
