Job summary

Capstone Recruitment is seeking an onsite Property Manager for two premium Sydney CBD office towers. You will own budgeting, lead lease administration and coordinate capital works while managing strata and BMC relationships.

Ideal candidates have strong lease experience, practical accruals knowledge, and thrive in a fast-paced onsite environment, reporting to the Precinct Manager.

Responsibilities

• Own the asset budgeting program end to end.
• Lead day to day lease administration, ensuring deals are loaded, interpreted and flowing into reporting.
• Accruals, tenant reconciliations and ledger work with the property finance accountant.
• Support lease negotiations and stay across every deal.
• Coordinate capital works across contractors, internal teams and ownership stakeholders.
• Manage the strata and BMC relationships across the precinct.

Join an ASX listed Australasian real estate funds manager as the onsite Property Manager for two premium Sydney CBD office towers, reporting directly to the onsite Precinct Manager.

The role

• Own the asset budgeting program end to end


• Lead day to day lease administration, ensuring deals are loaded, interpreted and flowing into reporting


• Accruals, tenant reconciliations and ledger work with the property finance accountant


• Support lease negotiations and stay across every deal


• Coordinate capital works across contractors, internal teams and ownership stakeholders


• Manage the strata and BMC relationships across the precinct

About you

• Property Manager with strong lease administration experience, or an APM ready to step up


• Practical accruals experience is essential, not just an understanding of the theory


• Confident around a lease and comfortable contributing to negotiations


• A true all-rounder who thrives onsite
