Job summary

Sharp & Carter is seeking an experienced Property Analyst to join a property finance team responsible for the accounting and financial management of a commercial property portfolio. The role carries end-to-end responsibility for property accounting, financial reporting, budgeting and forecasting, with a strong focus on accuracy, compliance and stakeholder collaboration.

The successful candidate will have 5 years’ owner-operated property accounting experience, strong financial and tax accounting

Qualifications

• 5 years’ experience in owner-operated property accounting.
• Strong financial and tax accounting experience within the property sector.
• Proven budgeting, forecasting and variance analysis experience.
• Ability to interpret lease agreements and translate terms into financial outcomes.
• Strong Microsoft Excel skills; CA or CPA qualified.

Responsibilities

• Deliver monthly, quarterly and year-end property financial reports including actuals, budgets and forecasts.
• Own end-to-end property accounting including tax considerations.
• Maintain and review the MRI system and data setup with outsourced providers.
• Ensure accurate tenant billings, collections and related communications with Property Managers.
• Develop and improve systems for analysing property performance and value.
• Manage end-to-end lease administration, rent rolls, billing and receipting.
• Prepare monthly management accounts, expense accruals and balance sheet reconciliations.
• Oversee outsourced accounting processes including tenant receipts, bad debt reviews and write-offs.
• Review invoices, PO coding, GST treatment and capex vs opex.
• Lead annual budgets, forecasts, outgoings wash-ups, including audit coordination and tenant communications.
