Job Description: Commercial and Residential Management Group is seeking a Maintenance Superintendent with strong leadership skills, sharp attention to detail, and top-tier customer service to join our team at Burlington Tower, a 155-unit high-rise apartment community. We are specifically looking for a Maintenance Superintendent with previous experience in high-rise building maintenance, who understands the unique demands and complexities of managing vertical residential properties.

In this role, you will be responsible for overseeing and executing all structural and mechanical maintenance, janitorial services, and grounds care to ensure a safe, secure, and welcoming environment for staff, and visitors.

As the Maintenance Superintendent, you will take charge of ensuring that all high-rise building systems comply with safety regulations and building codes. Your responsibilities will include conducting regular inspections, executing and overseeing preventative maintenance plans, and addressing maintenance issues efficiently. You'll manage a wide range of tasks, including plumbing, electrical, carpentry, appliance, elevator system, and HVAC repairs—with a deep understanding of how these systems operate in a high-rise setting.

Location and Compensation

Location: Burlington Tower | Portland, OR

Hourly Rate: $30.00-$35.00/hr (DOE)

Schedule: FT, Monday-Friday, 8:00AM-4:30PM

Weekly Contracted Hours: 40

Additional Compensation: A monthly $50.00 cell phone stipend and mileage reimbursement.

Requirements

What you will bring as the Maintenance Superintendent

  • High School diploma or equivalent is required.
  • Minimum three (3) to five (5) years of previous experience in property management maintenance, other building maintenance, or related field.
  • One (1) year of supervisory experience.
  • Certification in Building System Maintenance (SMC) is preferred.
  • Expert knowledge and experience of building systems including HVAC, and fire safety systems is required.
  • Experience and advanced knowledge in electrical, plumbing, carpentry, and appliance repair.
  • A positive attitude with the ability to motivate and support all members of your property team, modeling the behavior of how to get the job done when it needs to be done!
  • Ability to teach others how to perform maintenance tasks while always modeling “safety first.”
  • Excellent time management skills, identify and communicate priorities, delegate appropriately, and effectively manage all resources.
  • Availability for after-hours and inclement weather emergencies
  • Advanced knowledge of all city, county, state, and federal landlord, tenant, and fair housing laws; refrain from all illegal discrimination practices.
