Job description

12-Month Fixed Term Contract | Potential for Permanency

  • Attractive salary of $100,000–$120,000 plus super
  • Shape the acquisition, divestment and capital decisions behind a growing national portfolio
  • Work alongside senior leaders in a growing, ASX-listed organisation

Are you an analyst who loves building a robust model, testing the assumptions and turning the numbers into a clear investment recommendation?

If so, we’d love to meet you. Join Eureka Group as our Investment Analyst and help us decide where and how our communities grow.

Why Eureka?

At Eureka Villages, our purpose is to provide comfortable, accessible and authentic places for living that foster stability and a sense of connection. We’re redefining community living in Australia by delivering reliable and dignified housing at scale, and we bring that same care and sense of belonging to how we work together.

With a national footprint and an active growth agenda, we’re making significant acquisition and capital decisions, and we’re building the analytical capability to make them well. It’s an exciting time to join us.

Reporting to the Head of Investments and Capital Transactions, you’ll be part of our Capital Transactions and Acquisitions team, working closely with the GM of Acquisitions, CFO, Finance, Legal, Operations and the Executive Leadership Team. You’ll also work with valuers, legal advisors, capital partners and market analysts.

Our values guide everything we do: we Put People First, Embrace the Challenge, Commit and Follow Up, Act with Purpose and Build Belonging. You’ll be part of a team that values accountability, curiosity and continuous improvement.

What’s the role?

You’ll build the financial models and feasibility analysis behind Eureka’s acquisitions, divestments and capital decisions. You’ll be a trusted analytical voice for the team, turning complex financial and market data into clear, well-supported recommendations.

Your responsibilities will include:

  • Building detailed financial models to assess acquisitions and divestments, including sensitivity, scenario and risk analysis
  • Building, testing and maintaining investment case and fund models
  • Providing clear insight on projected returns, IRR, NPV and other key investment metrics
  • Supporting financial and commercial due diligence, identifying risks and value drivers
  • Preparing Investment Committee papers, presentations and reporting packs for the CEO, Board and external investors
  • Researching market trends, competitors and regional economics to identify new investment opportunities
  • Contributing to pre- and post-transaction reviews, benchmarking outcomes against original assumptions
  • Making sure investment analysis reflects Eureka’s ESG priorities, governance and risk frameworks
What’s in it for you?

At Eureka, our people are our greatest asset, and we want you to enjoy coming to work. You’ll enjoy:

  • Flexible working. Three days in the office, two from home.
  • Real influence. Your analysis will go to the Investment Committee and shape decisions about where Eureka grows.
  • Room to grow. You’ll gain broad exposure across acquisitions, divestments, capital transactions, due diligence and investor reporting, all in a listed-company setting.
  • A team that connects. We get together for lunch every month. And the snacks are great too!
What’s it like working for Eureka?

No two days are quite the same. One day you might be building a feasibility model for a potential acquisition. The next, you could be working through due diligence findings, researching a new regional market or preparing an Investment Committee paper.

Here, you’re more than someone who runs the numbers. You’ll be trusted, supported and encouraged to grow.

Is this role right for you?

We’re looking for someone with strong modelling skills, sharp commercial judgement and a great eye for detail. You’ll ideally have:

  • A degree in Commerce, Accounting, Finance, Economics or a related discipline
  • Advanced Excel and financial modelling skills, with experience building investment case or fund models
  • Experience in a Big 4 or second-tier accounting firm, ideally within a financial modelling, valuations or transaction services team
  • Strong analytical and commercial acumen, with excellent attention to detail
  • Clear, confident communication skills, with the ability to explain technical analysis to non-financial audiences

It would be a bonus if you also have a CA or CPA qualification, further training in financial modelling, investment analysis or property valuation, or experience in property, seniors living or real assets. If you don’t tick every box, we’d still love to hear from you.

Ready to join Eureka?

If you’re looking for a role where your analysis makes a real difference to how a growing, purpose-driven organisation invests, we’d love to hear from you.

Eureka is committed to creating an inclusive workplace where everyone feels respected, supported and able to contribute. All successful applicants will be required to complete relevant pre-employment checks, including a National Police History Check, and provide evidence of their right to work in Australia.
