Job summary

GemLife is seeking a Development Manager to lead resort developments from pre-construction through construction, ensuring quality, schedules, and commercial success. You will work with consultants, contractors, and internal teams across Queensland.

Requirements include a relevant degree and 3+ years in development management, with travel as needed. The role offers permanent full-time employment and a dynamic, growth-focused culture within a listed company.

Qualifications

• A degree in Property, Construction, Architecture, Engineering, Town Planning, or a related discipline.
• 3+ years' experience in development management, property development, project management, or a related field.
• Strong understanding of development delivery processes including planning, approvals, consultant management, and construction interfaces.
• Experience managing consultants, contractors, authorities, and other external stakeholders.
• Sound commercial acumen with exposure to project budgets, feasibility considerations, and development contracts.
• Knowledge of Queensland planning, development approval, and construction processes.
• Proactive and collaborative approach with ability to manage multiple projects and competing priorities.
• Availability to travel to projects as required.

Responsibilities

• Assist in developing and managing project budgets, programs, and delivery outcomes.
• Coordinate consultants and project teams through the pre-construction phase to ensure readiness.
• Manage project approvals and liaise with responsible authorities for regulatory compliance.
• Prepare project reports, recommendations, and supporting documentation for executives and internal approvals.
• Support tendering, procurement, and consultant engagement processes.
• Monitor project risks, budgets, schedules, and deliverables to address issues proactively.
• Collaborate with construction and operational teams to ensure smooth delivery and handover.
