Job summary

KFC Australia seeks a Construction CAPEX Commercial Manager to shape commercial strategy across a 900+ restaurant portfolio. You will lead cost discipline, improve CAPEX performance and drive network-wide value with Franchisees, builders and internal teams.

You’ll influence design, tendering, cost controls and reporting, delivering scalable commercial models for new restaurants and remodels across Australia. Hybrid work options are available.

Qualifications

• Significant experience across construction commercial management, quantity surveying, cost management, property development or capital projects.
• Strong understanding of construction costs, builder tendering, variations, commercial risk and final-cost outcomes.
• Experience developing commercial strategies, frameworks and cost-control mechanisms.
• The ability to analyse portfolio-level cost data and turn insights into practical commercial improvements.
• Experience creating scalable commercial or delivery models across multiple projects, sites or business units.
• Strong commercial judgement and confidence constructively challenging established ways of working.
• Excellent influencing skills and the ability to bring together Franchisees, builders, architects, suppliers and internal stakeholders.
• A relevant tertiary qualification or equivalent industry experience.

Responsibilities

• Lead commercial strategies and controls that improve construction CAPEX performance.
• Identify systemic cost leakage, risk, rework and inefficiencies across the development lifecycle.
• Lead the commercial workstream of our Construction CAPEX Reduction Program.
• Use cost and performance data to identify opportunities and deliver measurable improvement.
• Develop scalable commercial and delivery models across new restaurant and remodel programs.
• Find opportunities to use the scale of KFC and our Franchisee network to improve commercial outcomes.
• Partner with Procurement to turn negotiated arrangements into tangible network-wide value.
• Improve builder engagement, tender evaluation, commercial templates and cost controls.
• Build greater visibility from initial tender through to variations and final cost.
• Benchmark performance, challenge cost deviations and identify recurring areas of leakage.
• Strengthen commercial frameworks that encourage healthy competition and sustainable builder partnerships.
• Bring a commercial lens to design and process decisions, considering both upfront CAPEX and total cost of ownership.
• Lead cross-functional initiatives that reduce rework and address recurring cost drivers.
• Partner across Development, Procurement, Finance and Performance & Insights to improve reporting, benchmarking and decision-making.

Sitting within our Indirect Procurement team and partnering closely with Development, Construction, Finance and our Franchisees, you’ll lead commercial strategy, cost discipline and performance improvement across approximately $600M of construction-related expenditure every three years.

This isn’t about commercially managing individual construction projects. You’ll work at a portfolio and network level – identifying where we can reduce cost leakage, leverage our scale, strengthen commercial frameworks and create better value across our new restaurant and remodel programs.

WHAT YOU’LL BRING

You’re a commercially minded construction professional who can see beyond individual projects and identify opportunities across an entire portfolio.

You’ll ideally bring:

• Significant experience across construction commercial management, quantity surveying, cost management, property development or capital projects.

Experience in a multi-site, franchise, retail or network environment would be highly regarded, as would experience with builder panels, preferred supplier models, cost-reduction programs or broader commercial transformation.
