Responsibilities

Adelaide Property Inspector (Contractor)

$100, excl GST per inspection

Milk Chocolate is looking for a sharp‑eyed, reliable property inspector to be our boots on the ground in Adelaide.

Our key focus areas are South Adelaide, including the City of Onkaparinga and suburbs such as Morphett Vale and Reynella, and North Adelaide, including the City of Playford.

We’re open to candidates who can reliably service either area. The ability to attend inspections across both North and South Adelaide would be a bonus, but is not essential.

You’ll visit properties on behalf of our clients and bring them to life, capturing what the listing photos won’t show and giving our team the honest, observational detail they need to make confident recommendations.

This is a practical, mobile role.

Milk Chocolate is a buyers agency helping clients plan, research, buy, and manage property across Australia. We operate end‑to‑end, from initial strategy through to settlement, and our on‑the‑ground intelligence is a key part of how we deliver for clients.

What You’ll Do

• Conduct non-invasive, visual property inspections on our behalf across the Adelaide area (North or South Adelaide)
• Photograph and video the property thoroughly, capturing what the listing won’t show, such as visible mould, rotting timbers, or wall cracking. This is an eyes-and-ears inspection, not a technical one. (Formal building and pest assessments are done separately)
• Assess and report on livability factors: natural light, noise sources, smells, street feel, presentation, and general condition
• Feed observations back to our purchasing team promptly and clearly
• Inspections are arranged as opportunities arise (Ad Hoc basis). Some weeks may have no inspections, while other weeks may involve three or more.
• We provide an inspection app for capturing photos, videos, and inspection feedback. We’ll take successful applicants through the app and how to use it.

What You Bring

• A genuine eye for property, you notice what others walk past
• Strong written communication; you can describe what you saw in plain, honest terms
• Reliability and punctuality, our clients and timelines depend on you showing up
• A smartphone capable of good photo and video quality
• Experience in real estate, property management, or building trades is an advantage but not essential
• May be required to complete a police check prior to commencement.
• Must have: Flexibility to attend inspections during the week and on Saturdays. Where possible, we’ll work with you to arrange a viewing time that suits you, but if a private time can’t be accommodated an open home attendance may be required.
• Must have: A current driver’s licence and your own transport
• Must have: an ABN
