Job summary

Sphere recruitment is seeking a Real Estate Investment Analyst in Dubai to support origination, underwriting, execution, and asset management across direct acquisitions, development projects, structured equity, and private credit. You will work closely with principals and the Investment Manager, gaining broad exposure, accelerated responsibility, and a steep learning curve.

Qualifications

• 1–3+ years of relevant experience in real estate investing, private equity, credit, investment banking, consulting, brokerage capital markets, or principal development.
• Strong financial modelling skills and attention to detail.
• Proficiency in Excel; familiarity with Argus is a plus.
• Clear, concise writing and presentation skills.
• Progress toward professional qualifications (RICS/CFA/CAIA) is advantageous.

Responsibilities

• Build and maintain detailed financial models for acquisitions, development appraisals, equity waterfalls, debt sizing, and loan structures.
• Conduct market research and underwriting, including comps, rent and sale benchmarks, operating assumptions, lease reviews, covenant analysis, and 3rd-party report coordination.
• Prepare investment materials: teasers, screening memos, IC presentations, Q&A trackers, and deal timelines; support negotiations with data-backed analysis.
• Execute diligence workstreams: coordinate advisors, compile findings, track CPs, and maintain data rooms.
• Support asset management: monitor KPIs vs underwriting, budgets and capex, covenant compliance, and exit analyses.
• Contribute to credit investments: borrower analysis, collateral assessment, cash flow coverage, security packages, and downside/recovery modelling.
• Maintain portfolio reporting, dashboards, and the deal CRM; assist with quarterly valuations and market/peer monitoring.
