Job summary

Dubai Investment Real Estate Company (DIR) is seeking a Manager – Real Estate FP&A to lead feasibility analysis, project cash flow modelling, and investment appraisal for real estate developments and operating assets in the UAE. You will ensure alignment with RERA, escrow requirements, and governance standards while supporting executive decision-making with robust analysis and Board-level reporting.

Qualifications

• Bachelor’s degree in finance or accounting; ACCA/CPA/CA or equivalent.
• 5-10 years’ experience in real estate FP&A, development finance, investment analysis, or project finance in UAE/GCC.

Responsibilities

• Lead feasibility studies and build financial models for real estate developments (residential, commercial, mixed-use).
• Develop project cash flow models including development cost phasing, off-plan sales, escrow funding, and debt/equity structures.
• Evaluate IRR, NPV, profitability, and payback; monitor performance vs. feasibility models.
• Integrate RERA escrow regulations into models and ensure regulatory reporting and milestones are met.
• Prepare board presentations and executive dashboards; support budgeting, forecasting, and capital allocation decisions.
