Job summary

Deloitte UAE, Abu Dhabi, is seeking an Experienced Associate in Real Estate Audit to join the Audit & Assurance team. You will conduct comprehensive audits of real estate developers, assess compliance with IFRS, and contribute to high-quality audit reports.

The role requires 1–2 years of experience, a bachelor65s in accounting/finance, and professional qualification such as ACA/ACCA/CPA; English fluency is essential, bilingual Arabic/English is a plus.

Qualifications

• Bachelor’s degree in Accounting, Finance, or related field is required or preferred.
• Professional accounting qualification (ACA/ACCA/CPA) is preferred.

Responsibilities

• Plan and execute audits of real estate developers, including financial statement audits, internal control assessments, and compliance reviews.
• Evaluate the accuracy and completeness of financial records related to land acquisition, construction costs, revenue recognition, and asset valuation.
• Assess the appropriateness of accounting policies applied to real estate projects, including cost capitalisation, impairment testing, and fair value measurement.
• Review contracts, joint ventures, lease agreements, and other legal documents to identify audit risks and ensure compliance.
• Identify and evaluate risks of material misstatement, including fraud risks, and design audit procedures to address these risks.
• Analyse project budgets, cost tracking, and cash flow management to verify financial integrity.
• Prepare clear, concise audit reports detailing findings, recommendations, and areas for improvement.
• Liaise with client management, project managers, and other stakeholders to discuss audit issues and facilitate resolution.
• Stay updated on industry trends, accounting standards (IFRS, IAS), and regulatory changes affecting real estate development.
• Utilise audit software and data analytics tools to enhance audit efficiency and effectiveness.
• Support continuous improvement initiatives within the audit function.
