We are seeking an experienced, strategic, and commercially minded Property Management Director to lead and oversee the organization’s property management operations and asset performance. This role will be responsible for managing property operations, tenant and stakeholder relationships, financial performance, facilities, maintenance, compliance, and asset enhancement initiatives to maximize property value and deliver exceptional occupant experiences.
- Develop and implement comprehensive property management strategies aligned with the company’s business and investment objectives.
- Lead and oversee the day-to-day management and operations of commercial, residential, retail, mixed‑use, or other property assets.
- Drive property performance, occupancy, rental income, operating efficiency, and overall asset value.
- Develop annual operating plans, budgets, financial forecasts, KPIs, and performance targets for managed properties.
- Monitor property financial performance, including rental income, operating expenses, service charges, maintenance costs, and profitability.
- Develop and maintain strong relationships with tenants, owners, investors, landlords, government authorities, service providers, and other key stakeholders.
- Oversee tenant onboarding, lease administration, renewals, collections, complaints, retention, and relationship management.
- Ensure high standards of customer and tenant experience across all managed properties.
- Oversee building facilities, maintenance, security, cleaning, landscaping, engineering systems, and other property services.
- Ensure all properties comply with relevant laws, regulations, building standards, safety requirements, environmental guidelines, and company policies.
- Lead property inspections, maintenance programs, preventive maintenance, and building improvement initiatives.
- Manage property management contracts, service providers, contractors, consultants, and external vendors.
- Lead negotiations related to leases, service contracts, maintenance agreements, vendor appointments, and other property‑related commercial arrangements.
- Identify opportunities to improve property efficiency, reduce operating costs, increase occupancy, and enhance asset value.
- Develop and implement property enhancement, refurbishment, repositioning, and capital improvement initiatives where required.
- Monitor market trends, rental rates, occupancy levels, competitor properties, and industry developments to support strategic decision‑making.
- Identify and manage property‑related operational, financial, legal, safety, and reputational risks.
- Work closely with Finance, Leasing, Sales, Marketing, Legal, Facilities, Engineering, and other departments to ensure effective property operations.
- Prepare regular management reports, financial analysis, property performance reviews, and strategic recommendations for senior leadership.
- Lead, coach, mentor, and develop property management teams and department heads to build a high‑performing organization.
- Proven experience in Property Management, Real Estate, Facilities Management, Asset Management, or a related field.
- Significant experience in a senior property leadership role, preferably as Property Management Director, Head of Property Management, Property Director, or similar.
- Demonstrated track record of managing large property portfolios and improving operational and financial performance.
- Strong knowledge of property operations, facilities management, leasing, tenant relations, maintenance, and building management.
- Strong commercial and financial acumen with experience managing property budgets, operating expenses, rental income, and profitability.
- Excellent understanding of property‑related regulations, building compliance, health and safety, and environmental requirements.
- Strong leadership and people management skills with experience managing multidisciplinary property teams.
- Excellent negotiation, communication, stakeholder management, and conflict‑resolution skills.
- Strong analytical and problem‑solving abilities with the ability to interpret property performance and financial data.
- Experience managing contractors, consultants, facilities providers, security companies, and other property service partners.
- Strong understanding of lease management, tenant retention, occupancy optimization, and property revenue strategies.
- Experience with Property Management Systems (PMS), CAFM, ERP, CRM, or other property technology platforms is an advantage.
- Strong customer‑focused mindset with a commitment to delivering high‑quality property and tenant experiences.
- Ability to manage multiple properties, projects, stakeholders, and priorities in a fast‑paced environment.
- Bachelor’s degree in Real Estate, Property Management, Business Administration, Facilities Management, or a related field is preferred.
- Professional qualifications such as RICS, CPM, CFM, or other relevant property management certifications are an advantage.
