Planning Section Head – Villa Project

We are seeking an experienced Planning Section Head to join our team for a major high-end villa. The successful candidate will be responsible for leading the planning and project controls function and ensuring effective programme management throughout the project lifecycle.
Key Responsibilities
- Lead and manage the project planning team and planning activities.
- Develop, maintain, and update the baseline programme and detailed construction schedules using Primavera P6.
- Establish project milestones, critical path, activity sequences, and resource requirements.
- Coordinate with construction, engineering, procurement, commercial, QA/QC, and subcontractor teams.
- Monitor actual progress against the approved programme and identify delays and potential risks.
- Prepare weekly and monthly progress reports, S-curves, dashboards, and productivity reports.
- Review and evaluate subcontractors' programmes and progress.
- Track procurement, material approvals, shop drawings, inspections, and other activities affecting the programme.
- Develop recovery programmes and recommend mitigation measures for delayed activities.
- Carry out critical path analysis, delay analysis, and time-impact assessments.
- Support preparation of Extension of Time (EOT) claims and delay-related contractual submissions.
- Monitor manpower, equipment, productivity, and resource utilization.
- Coordinate with the Project Manager and Construction Manager to ensure timely project completion.
- Maintain accurate planning records and programme updates.
Requirements
- Bachelor’s Degree in Civil Engineering.
- Minimum 8 years of planning experience in construction.
- Proven experience in villa, luxury residential, residential compound, or high-end building projects.
- Excellent knowledge of Primavera P6.
- Strong understanding of construction sequencing, critical path, resource loading, and progress measurement.
- Experience in delay analysis, EOT claims, recovery programmes, and project controls.
- Previous experience leading a planning team is highly desirable.
- Strong communication, coordination, analytical, and reporting skills.
