Job Purpose
Responsible for overseeing all leasing, operational, financial, and compliance activities related to retail properties. Acts as the landlord’s representative to ensure strategic leasing execution, tenant relations, asset performance, and regulatory compliance. Key responsibilities include marketing, lease negotiations, occupancy management, and supervising facility management services.

Key Accountabilities
- Develop and execute strategic leasing plans to achieve targeted occupancy and rental revenue.
- Identify and secure suitable retail tenants aligned with asset positioning and market trends.
- Negotiate lease terms (rental rates, rent-free periods, commercial clauses) per company policy.
- Calculate and present Net Effective Rent (NER) for accurate lease terms and competitiveness.
- Manage lease renewals, relocations, expansions, and subleasing activities.
- Monitor tenant performance and recommend improvements for sales and profitability.
- Lead property viewings, tenant presentations, and lease negotiations through execution.
- Collaborate with legal, finance, operations, and design teams for documentation and fit-out.
- Coordinate with vendors for facilities, security, cleaning, and maintenance.
- Conduct market research and benchmarking for pricing and competitor analysis.
- Prepare and present leasing reports, forecasts, and dashboards.
- Ensure compliance with local regulations, health & safety standards, and best practices.
- Maintain updated records of leases, rent rolls, occupancy status, and legal documents.
- Prepare unit reports timely and accurately per Asteco’s standards.
Education & Qualifications
- Bachelor’s degree in Business, Real Estate, or related field (MBA preferred).
Experience & Skills
- 8–10 years in retail leasing or property management with proven negotiation success.
- Strong knowledge of commercial lease structures, property operations, budgeting, and reporting.
- Excellent communication, negotiation, and leadership skills.
- Proficiency in ERP systems and financial modeling.
- Knowledge of UAE rental property laws and compliance requirements.
- Bilingual in English and Arabic.
