Job summary

SOL Properties seeks an experienced Finance Manager to lead the finance function within a UAE real estate development context, supporting commercial, sales, and customer lifecycle activities from booking to handover.

The ideal candidate has deep UAE real estate developer experience, expertise in SPA terms, Salesforce CRM, escrow management, IFRS revenue recognition, and regulatory compliance, with a focus on accuracy and governance.

Qualifications

• Bachelor's degree in Finance, Accounting, Commerce, or a related discipline.
• Professional qualification such as CPA, CA, ACCA, CMA, or equivalent will be an added advantage.
• Minimum 12–15 years of finance experience, including 5–8 years within a UAE Real Estate Developer organisation.
• Strong expertise in Sales Purchase Agreements (SPA) and developer finance operations.
• Hands-on experience with Salesforce CRM, ERP systems, and real estate financial systems.
• Strong experience in customer collections, receivables management, instalment payment plans, and revenue accounting.
• Proven experience in project accounting, escrow account management, treasury operations, and project cash flow management.
• Strong understanding of IFRS revenue recognition principles.
• Excellent analytical, leadership, communication, problem-solving, and stakeholder management skills.

Responsibilities

• Review, verify, and validate Sales Purchase Agreements (SPA) prior to execution.
• Ensure SPA financial terms align with approved pricing, payment plans, company policies, and management approvals.
• Monitor customer payment schedules and milestone collections in accordance with executed SPAs.
• Coordinate with the Sales and Legal teams regarding SPA amendments, transfers, cancellations, and their financial implications.
• Verify booking amounts, instalment schedules, discounts, incentives, rebates, and special approvals.
• Ensure accurate revenue recognition in accordance with executed SPAs and IFRS requirements.
• Maintain complete financial documentation related to all customer contracts.
• Work extensively with Salesforce CRM (or similar Real Estate CRM platforms) to monitor sales transactions and customer payment status.
• Reconcile CRM sales records with ERP and accounting systems to ensure financial accuracy.
• Monitor booking status, payment milestones, instalment schedules, customer ledgers, and payment history.
• Generate accurate financial and operational reports covering: Revenue tracking, Broker and sales commission calculations.
• Coordinate with Sales, Collections, Finance, and CRM teams to ensure data integrity.
• Support automation of commission calculations, customer payment tracking, and invoice monitoring.
• Monitor customer receivables, booking payments, instalment collections, and post-handover payments.
• Track overdue customer accounts and coordinate with collection teams for timely follow-up.
• Maintain complete financial documentation for all customer transactions.
• Prepare customer aging reports, receivable analysis, and collection forecasts.
• Perform regular customer and vendor account reconciliations.
• Support customer refund processing, account settlements, and payment adjustments where applicable.

Position Overview

We are seeking an experienced, commercially driven, and detail-oriented Finance Manager to lead the organisation's finance operations while supporting the commercial, sales, and customer lifecycle within a UAE real estate development environment.

The ideal candidate must possess strong UAE real estate developer experience with extensive knowledge of Sales Purchase Agreements (SPA), Salesforce CRM, escrow account management, project accounting, revenue recognition, customer collections, financial reporting, and UAE regulatory compliance.

4. Finance, Project Accounting & Escrow Management

• Lead and manage the organisation's overall finance and accounting operations.
• Monitor project profitability, financial performance, budgets, and cash flow.
• Prepare management reports and provide financial insights to support strategic business decisions.
• Manage project accounting activities and monitor development expenditure.
• Oversee escrow accounts and monitor project cash movements in accordance with regulatory requirements.
• Ensure proper utilisation and allocation of project funds.
• Review payment approvals, treasury transactions, and fund disbursements.
• Coordinate with banks regarding project financing, escrow accounts, banking facilities, and guarantees.
• Support project financial planning, forecasting, and operational fund requirements.

5. VAT, Regulatory Compliance & Financial Governance

• Ensure accurate VAT treatment for all real estate transactions in accordance with UAE VAT regulations.
• Review supplier invoices and tax invoices for VAT compliance.
• Prepare VAT workings, reconciliations, and supporting schedules.
• Ensure compliance with IFRS revenue recognition standards.
• Maintain audit-ready financial records and supporting documentation.
• Ensure compliance with RERA regulations, AML requirements, escrow regulations, and other UAE real estate compliance standards.
• Support internal and external audits while ensuring adherence to company financial policies and procedures.
