Our client is seeking a highly analytical, commercially minded, and detail-oriented Finance Manager to oversee financial management, planning, reporting, and investment performance across a private family office with a strong focus on real estate investment and development

The ideal candidate must have a solid background in real estate development finance, a strong understanding of project economics, cash flow management, budgeting, financial modelling, and investment analysis. This role requires someone who can interpret complex financial data, identify risks and opportunities, challenge financial assumptions, and provide clear, reliable insights to support strategic decision-making.

What you will do

• Financial Planning, Analysis & Reporting
• Oversee financial planning, budgeting, forecasting, and variance analysis across the family office and its investment portfolio.
• Prepare accurate monthly, quarterly, and annual management reports, providing clear insights into financial performance.
• Analyse financial statements, cash flows, profitability, liquidity, and financial exposure.
• Develop and maintain financial models, scenario analyses, and projections to support investment and business decisions.
• Identify financial risks, cost inefficiencies, and opportunities to improve returns.
• Real Estate Investment & Development Finance
• Monitor the financial performance of real estate development projects from feasibility and acquisition through construction, sales, and project completion.
• Prepare and review project feasibility studies, development budgets, financial models, and investment appraisals.
• Analyse project costs, construction budgets, development margins, expected returns, and cash flow requirements.
• Monitor project budgets against actual expenditure, identify cost overruns, and investigate significant variances.
• Evaluate investment opportunities using appropriate financial metrics, including ROI, IRR, NPV, and profitability analysis.
• Assess land acquisitions, development opportunities, project financing structures, and exit strategies.
• Monitor sales proceeds, collection schedules, project funding requirements, and capital deployment.
• Cash Flow, Treasury & Financial Control
• Manage cash flow forecasting, liquidity planning, and funding requirements across the portfolio.
• Monitor bank balances, payment schedules, receivables, payables, and financial commitments.
• Oversee banking relationships, financing facilities, loan repayments, and interest obligations.
• Establish effective financial controls, approval procedures, and expenditure monitoring.
• Ensure accurate tracking of funds allocated to individual projects, entities, and investments.
• Accounting, Compliance & Audit
• Oversee accounting operations and ensure the accuracy and completeness of financial records.
• Coordinate with external auditors, tax advisers, accountants, banks, and other financial service providers.
• Ensure compliance with applicable UAE financial reporting, corporate tax, VAT, and regulatory requirements.
• Monitor intercompany transactions, related-party balances, and financial reporting across relevant entities.
• Maintain appropriate financial documentation, internal controls, and confidentiality standards.
• Investment Performance & Strategic Advisory
• Provide financial insights and recommendations to family office management on investment performance and capital allocation.
• Prepare financial assessments of new investments, acquisitions, partnerships, and development projects.
• Compare actual investment performance against approved business plans and expected returns.
• Present complex financial information in a clear, concise, and commercially meaningful manner.
• Proactively identify financial risks, funding gaps, and opportunities to improve portfolio performance.

What we are looking for

• Bachelor's degree in Finance, Accounting, Economics, or a related field. A master's degree or professional qualification such as ACCA, CPA, or CFA is an advantage.
• Mandatory proven experience in real estate development finance, with direct involvement in project budgeting, feasibility analysis, financial modelling, and investment performance monitoring.
• Strong experience in financial planning and analysis, management reporting, budgeting, forecasting, and cash flow management.
• Demonstrated ability to interpret complex financial data and translate it into actionable business recommendations.
• Strong understanding of real estate development economics, construction costs, project funding, and investment returns.
• Advanced Excel skills and experience developing financial models and management dashboards.
• Knowledge of UAE VAT, corporate tax, and applicable accounting and reporting requirements.
• Fluency in Russian and English is mandatory.
• Previous experience in a private family office, real estate investment firm, property developer, or investment holding group is preferred.
• Exceptional numerical and analytical ability, with strong attention to detail.
• Commercially minded, with the ability to understand the financial implications of business decisions.
