Job summary

BEEAH Group is seeking a Finance Manager for 4b0 Real Estate to oversee end-to-end payment processing, budget monitoring and financial reporting across real estate development and construction projects.

You will collaborate with Project Management, Quantity Surveying, Commercial, Procurement, Legal and Finance to ensure payments align with contracts, budgets and approved variances while maintaining strong financial controls.

Qualifications

• Bachelor’s degree in Finance, Accounting or related field.
• 5–7 years of finance experience in real estate development or construction.
• Strong understanding of construction contracts, payment certificates, variations, retention and project cash flows.
• Advanced Excel and ERP/project costing systems experience.
• Bilingual fluency in English and Arabic; ACCA/CPA/CMA preferred.

Responsibilities

• Review and validate payment requests in line with contracts and invoices.
• Monitor budgets, expenditures, cost-to-complete forecasts and cash flow plans.
• Prepare weekly/monthly reports on payment status, variances and cash flow.
• Coordinate with internal/external stakeholders for verifications and reconciliations.
• Maintain strong financial controls and audit trails; support process improvements.

Job description

We are looking for a detail-oriented and commercially minded Finance Manager 4b0 Real Estate to manage end-to-end payment processing, budget monitoring and financial reporting across real estate development and construction projects.

In this role, you will work closely with Project Management, Quantity Surveying, Commercial, Procurement, Legal and Finance teams to ensure contractor, consultant, supplier, opex, capex and authority payments are reviewed accurately against contractual terms, certified works and approved budgets.

Key Responsibilities:

• Review and validate payment requests in line with approved contracts, payment certificates, invoices, variation orders, retention and advance recovery terms.
• Monitor approved project budgets, actual expenditures, cost-to-complete forecasts and cash flow plans.
• Prepare weekly and monthly reports on payment status, budget versus actuals, variance analysis and cash flow forecasts.
• Coordinate with internal teams and external stakeholders to verify work completion, payment eligibility, reconciliations, claims and variations.
• Maintain strong financial controls, governance requirements and audit trails while supporting audit and process improvement activities.

Qualifications and Experience:

• Bachelor’s degree in Finance, Accounting or a related field.
• 5–7 years of relevant finance experience within real estate development and/or construction environments.
• Strong understanding of construction contracts, payment certificates, variations, retention, advance recovery and project cash flows.
• Advanced Excel skills and experience with ERP and project costing systems.
• Bilingual fluency in English and Arabic is required.
• ACCA, CPA or CMA certification is preferred.
