Job summary

ROOM8 in Dubai invites a design management leader to oversee all design activities from concept through IFC for premier real estate projects.

You will coordinate with internal teams and external consultants, ensuring designs meet functional, aesthetic, and cost objectives while complying with UAE regulations. This role offers a strategic leadership position within a growing development company expanding in the UAE.

Qualifications

• Bachelor’s degree in Architecture, Engineering, or related field.
• 8+ years of design management experience in real estate development or consultancy.
• Experience in residential, mixed-use, or hospitality developments.
• Solid knowledge of UAE regulations and authority approval processes.
• Experience working with international consultants.
• Strong coordination, communication, and stakeholder management skills.
• Proficiency in design review and project documentation.
• Russian language proficiency is a strong advantage.

Responsibilities

• Lead, manage, and coordinate design across concept to IFC stages.

• Ensure designs meet commercial, functional, aesthetic, and cost objectives.
• Review and approve design deliverables, drawings, and specifications.
• Coordinate with internal Development, Commercial, Construction, Sales & Marketing teams.
• Ensure compliance with UAE authorities, codes, regulations, and approvals.
• Manage design changes, value engineering, and risk mitigation.
• Support tendering, clarifications, and construction phase design queries.
• Monitor design schedules and ensure timely milestone delivery.
