A leading restaurant management company is seeking an experienced Property Manager to oversee the property portfolio across its business. This includes negotiating lease renewals and managing relationships with landlords. Ideal candidates will have 8–10 years of experience, strong commercial acumen, and proven negotiation skills. Responsibilities include maintaining accurate leasing data and ensuring cost-effective lease negotiations.

Job description
Job Purpose:

Working closely with the Asset & Property Director, this role is responsible for managing the property portfolio across the Americana Restaurants business. This includes maintaining strong relationships with landlords, leading lease renewals, conducting rental and lease term negotiations, driving rental savings, ensuring alignment with Americana’s terms and conditions, overseeing documentation and approvals, and managing store closures or disposals as required.

Key Responsibilities:
  • Meet landlords, negotiate deals, ensure financial viability, assess store performance, and manage the renewal and legal review process.
  • Prepare all renewal documentation and obtain required approvals.
  • Liaise with internal teams (Lease Admin, Finance, Legal) to ensure a smooth renewal workflow.
  • Manage daily and weekly leasing reports.
  • Proactively initiate lease renewals at least 6 months prior to lease expiry or any critical date.
  • Maintain an updated database of all portfolio and lease details to ensure timely renewals.
  • Stay aware of new strategic developments within each trade zone.
  • Maintain strong relationships with landlords and property owners.
  • Minimize property cost inflation across the restaurant portfolio and drive rental cost savings.
  • Monitor all property-related costs (rent, rates, service charges, insurance, dilapidation claims) and challenge discrepancies; engage consultants when necessary to negotiate optimal outcomes.
  • Build a complete and reliable profile for each store (including land deed, owner ID, electricity bill, water bill, official layout, etc.).
  • Deliver cost-effective disposal of closed or surplus stores in line with market conditions.
  • Define negotiation strategies and drive best practices for effective lease negotiations.
