Qualifications

Responsibilities

• Responsible for the efficient management of the Company units ready for handover ensuring that units are ready and match quality standards as per business plan for Company before handover to clients
• Provide technical support to handover and DLP team and establish methods of working practice for each task and ensure that all members of the team understand their responsibilities ensuring satisfactory completion
• Supervise the operational activities of the suppliers and ensure that all works are carried out in a professional and timely manner as per workorder for delivery of properties as per agreed timelines
• Supervise the snagging amp orientation ensure that all works are carried out in a professional and timely manner as per agreed timelines
• Organize daily weekly monthly meetings and follow-up with contractors and consultants to ensure that all maintenance minor works and helpdesk activities are carried out as per agreed guidelines
• Inspect ready units along with the customer during home orientation in the final stages of handover and make sure that a detailed snagging is carried out and that the quality of workmanship meets the service level agreements and excels key performance indicators
• Ensure safety and security is always maintained by the contractors suppliers during handover
• Establish strong relationship customers within the assigned property and assist in moving procedures orientation and provision of the assigned contact person for their parking key and other requests to build strong cliental relations
• Escalate Service Requests for management consultation which have been unresolved for a long period including customer snagging de snagging and DLP and customer communications for effective resolution
• Maintain updated report for SRs status among all projects
• Meet customer s during defect liability period- DLP and communicate with quality assurance team for resolution where applicable
• Responsible for all customer communications ensuring to provide customers with status updates on the completion dates payment schedules and project construction updates
• Streamline and enforce handover policies and processes and participate in the digitalization processes of property handover to attain a competitive edge
• Prepare management reports of all active project status during orientation stage and DLP in-order to provide relevant updates to make informed decisions
• Develop a budget to cover new sales and AMC activities In addition include resolving legacy issues in budget planning
• Collaborate with construction quality assurance marketing and customer care teams to ensure a seamless transition and positive handover experience for clients Supervise the co-ordination between our customers and team members to ensure satisfactory completion of all jobs
• Perform regular community inspections for Company projects and report to management for any improvement Handle legacy project and ensure closure of pending issue
• Co-ordinate with Project Delivery Team at site project for any observation on snagging amp orientation Liase with service provider s for any pest control clearing and issues beyond DLP

Requirements

• Bachelor s degree in Facility Management (preferred) Certification in Property Management preferred Knowledge of local real estate laws and regulation and business environment
• Strong understanding of building systems, amenities, and legal requirements related to property handover
• Minimum 4-6 years experience in property management/ handover with atleast 2 years in-depth experience of leading a maintenance team to achieve a planned maintenance program
• Experience in provision of minor and reactive works is essential
