The Storage SiteManager is responsible for leading all leasing and operational activities to ensure the site achieves and maintains target occupancy and profitability levels.
Key Responsibilities
Leasing, driving new deals, working with the centralised leads desk, and stabilising and maintaining optimal occupancy at each site.
Leasing and Occupancy Management
- Achieve occupancy targets and maintain site occupancy above 90%
- Work with the centralised leads desk to manage inquiries and follow-ups
- Personally follow up on leads after viewings or quotations
- Conduct viewings, finalise leases, and manage client onboarding
Customer Service
- Deliver excellent client service and manage move-ins and move-outs
- Resolve client issues promptly and ensure high satisfaction levels
Financial Controls
- Process card payments, collect deposits, and complete debit order forms
- Arrears are centrally managed; only urgent issues are escalated
Marketing and Competitor Awareness
- Liaise with the marketing team and provide local market feedback
- Promote special offers and monitor competitor activity
Site Operations
- Conduct regular inspections and uphold high maintenance standards
Team Collaboration
- Work closely with internal teams and oversee on-site staff and service providers
Key Performance Indicators (KPIs)
- Maintain site occupancy to quarterly and annual targets
- Achieve leasing conversion and customer satisfaction targets
- Resolve maintenance issues within 48 hours
Requirements
- Must be South African Citizen
- Must be willing to work onsite at various Business Parks in dedicated area
- Excellent communication and conflict resolution abilities.
- Proven track record of handling operational logistics, maintenance, and tenant relations
- Previous experience in role in a similar environment (focusing on Storage based solutions)Must have Storage or Property experience running Business / Commercial Storage type space operationally
