A well-established and dynamic construction company known for delivering high-quality residential and commercial building projects, is currently seeking a Senior Quantity Surveyor to join their team in Cape Town. The successful candidate will play a key role in overseeing cost control processes across multiple projects while leading and developing a team of Quantity Surveyors. This is a pivotal position reporting directly to the Contracts Director and offers the opportunity to influence project profitability at a strategic level.
Responsibilities
Pre-Contract Duties
- Review and analyse contract documentation and tender information.
- Populate Contract BOQ into CCS and manage subcontract package repricing and negotiations.
- Finalise P&G savings in collaboration with the Project Manager and Contracts Director.
- Identify and act on urgent appointments and early purchasing needs.
- Oversee the subcontract appointment process, ensuring complete and compliant documentation.
Project Cost Control
- Manage a team of Quantity Surveyors at varying levels of experience.
- Oversee and approve monthly claims, including measurement confirmations and valuation sign-offs.
- Conduct regular site visits to monitor progress and verify BOQ alignment.
- Identify, price, and submit variations and additional work.
- Support the preparation of EOT claims and remeasurement processes.
- Manage timelines from claim to payment, including subcontractor payments and contra charges.
- Monitor procurement efficiency, wastage control, and enforce cost‑saving measures.
- Finalise accounts in collaboration with the Contracts Director and Senior PM.
- Prepare and lead monthly cost reporting, clearly explaining variances.
Requirements
Academic
- National Diploma or Bachelor’s Degree in Quantity Surveying or Construction Management.
Experience
- 6–8 years in Quantity Surveying, with at least 2–3 years in a senior QS role.
Technical Skills
- Proficiency in Microsoft Office Suite, CCS, and Buildsmart.
- Deep understanding of building trades and construction methods.
- Solid knowledge of construction materials, lead times, quantities, and application.
- Ability to read and interpret architectural and engineering drawings, including bending schedules.
- Strong leadership, delegation, and team management capabilities.
- Excellent communication and organisational skills.
- High attention to detail and commitment to quality output.
