Qualifications

Responsibilities

About the Role

Key Responsibilities

• Perform in-depth financial modeling and feasibility studies for potential real estate investments, including discounted cash flow (DCF) analysis, LTV calculations, and IRR projections.
• Conduct comprehensive market research and analysis to identify investment opportunities and assess market viability in Tembisa and surrounding areas.
• Analyze property portfolios, market trends, economic factors, and competitive landscapes to support investment recommendations.
• Assist in the due diligence process for acquisitions, including reviewing leases, contracts, and physical property conditions.
• Prepare detailed investment memos, presentations, and reports for internal stakeholders and investment committees.
• Monitor existing investments and provide ongoing performance analysis and recommendations.
• Collaborate with internal teams and external partners, including brokers, legal advisors, and developers.
• Stay abreast of industry developments, regulatory changes, and emerging investment strategies in the real estate sector.

Requirements

• Bachelor's degree in Finance, Economics, Real Estate, or a related quantitative field. A Master's degree or CFA charter is a plus.
• Proven experience (2-4 years) in real estate investment analysis, financial analysis, or a similar analytical role.
• Strong financial modeling skills, with proficiency in Excel and Argus Enterprise or similar valuation software.
• Excellent understanding of real estate markets, property types, and investment structures, particularly within Gauteng .
• Exceptional analytical, quantitative, and problem-solving abilities.
• Strong written and verbal communication skills, with the ability to present complex information clearly.
• High level of attention to detail and organizational skills.
• Ability to work effectively under pressure and meet tight deadlines in a fast-paced environment.
• Familiarity with South African property market dynamics is essential.
