This role requires strong on-site leadership to coordinate contractors and professional teams, ensure quality control, and manage snagging / de-snagging processes while maintaining compliance with health, safety, and regulatory standards.

The ideal candidate will be detail-oriented, proactive in identifying and resolving risks, and skilled in balancing cost, time, and quality.

With a focus on day-to-day site management, progress tracking, and financial oversight, the Project Manager will play a pivotal role in ensuring that Blok's projects are delivered on schedule, within budget, and to the company's exacting design and quality benchmarks.Role reports to theDevelopment Project ManagerDPM vs PM : Summary of DifferencesThe Development Project Manager (DPM) focuses on strategic oversight across the project lifecycle, making high-level decisions, aligning projects with Blok's strategy, and managing professional teams, budgets, and compliance at a strategic level.Project Manager (PM) handles operational execution, on-site coordination, daily decisions, and ensures the implementation of strategies set by the DPM within specific projects.ResponsibilitiesOperational Project Executiona.

)Daily Activities & Quality ControlConduct site visits for first-fix checks on services (electrical and plumbing), brickwork dimensions, plastering quality, and general wetworks.Perform functionality and efficiency checks and manage design queries related to customization and finishing.Ensure positioning of lights, switches, electrical points, sanware, tiling alignment, ceiling extents, joinery as per final designs, water points, shower sizing / positioning, and wall / plaster quality meet specifications.Lead safety checks to maintain health & safety compliance.b.

) Risk MitigationIdentify and resolve on-site risks proactively, escalating major risks and quality / progress issues to the DPM and implementing corrective actions.c.

) Progress TrackingMonitor programme progress through Thursday site visits and link milestone updates to weekly report requirements.d.

) Issue ManagementTrack and resolve day-to-day site issues; provide rapid problem-solving and decision-making to maintain programme and quality.e.

) Contractor & Site MeetingsAttend bi-weekly contractor meetings and weekly professional team site walkthroughs to coordinate work and close out quality issues.Budget & Financial OversightEngage with the Finance team to review FinRev packs and PPS, ensuring alignment with budget forecasts and reporting deviations to the DPM.Support review of contractor claims and variations and identify opportunities for cost efficiencies without compromising quality.Quality Control & Snagging / De-SnaggingCoordinate snagging inspections and manage the snagging cadence with the DPM.Oversee snagging and de-snagging schedules with the main contractor to ensure the final product meets Blok's quality benchmarks.Manage Show Unit readiness for snagging and furnishing.Prepare and issue snag-related reports (Snag, Snag-R, and post-PC de-snag reports).

Approvals & CompliancePrepare pre-contract documentation, including LOAs for professional teams, Relap reports, insurances, Snag-R reports, bulk water meter applications, electrical / water meters, soil anchor nail approvals, hoarding permits, and temporary service applications.Coordinate disconnection of existing services and provision of temporary electrical supply.Ensure full compliance with health & safety, building regulations, and municipal requirements throughout construction.Progress & ReportingPrepare and maintain : DUC Reports and Readiness ReportsQuality ReportsSnag and De-snag ReportsWeekly Progress Reports (tick sheets) and Brick Weekly Reports (updated with DPM for issuance)Provide accurate, timely updates to the DPM and leadership on milestones, risks, and required corrective actions.Risk & Issue ManagementIdentify, monitor, and elevate major risks—quality, programme, or safety—through structured reporting.Implement and track corrective actions as instructed by the DPM.Stakeholder & Neighbour CoordinationManage neighbour relationships and communication before and during construction.Lead professional team site meetings to address queries and ensure alignment with project milestones and design intent.Key Attributes & CompetenciesStrong on-site leadership and contractor management.Excellent problem-solving and decision-making under pressure.High attention to detail for quality and compliance.Proactive communication and reporting discipline.Ability to balance cost, time, and quality while meeting design intent.Qualifications & SkillsA degree in Construction Management, Civil Engineering, Architecture, or a related field .
