Job summary

A recruitment agency is seeking a Financial Manager in Stellenbosch to manage financial operations across property and asset portfolios. The successful candidate will ensure accurate reporting, compliance with regulations, and sound financial decision-making. Required qualifications include a BCom Accounting/Finance degree and 5–8 years of experience in finance, particularly in asset management. Responsibilities include managing month-end close, budgeting, and ensuring regulatory compliance. This position offers a highly negotiable salary.

Qualifications

• 5–8+ years’ finance experience, with exposure to asset management.
• Solid experience with Multi-entity reporting (SPVs).
• Knowledge of VAT principles relevant to property and development in South Africa.
• Budgeting/forecasting and cash flow management.
• VAT principles relevant to property and development in South Africa.
• REIT-style reporting basics (if applicable).

Responsibilities

• Manage month-end close and deliver accurate management accounts for multiple entities/SPVs.
• Prepare consolidated reporting for group structures.
• Ensure compliance with IFRS.
• Oversee payments and banking processes, ensuring appropriate approvals.
• Manage with the CFO the annual budgets and rolling forecasts.
• Build scenario and sensitivity analyses (interest rates, vacancies, escalations, cap rates, construction cost inflation).
• Development Finance & Project Cost Control.
• Set up financial controls for new developments: project budgets, cost codes, commitment tracking, and cost-to-complete reporting.
• Manage project cash flows and support lender drawdown processes aligned to covenants and facility terms.
• Cash Flow & Treasury.
• Oversee payments and banking processes, ensuring appropriate approvals.
• Funding, Lender & Investor Reporting.
• VAT, Tax & Regulatory Compliance (South Africa).
• Audit & Internal Controls.
• Property & Facilities Financial Operations (Asset Management Focus).
